Staff were great. Polite. Friendly. And very helpful. Special thanks to Sumit, Jayesh, Amol. They were super professional and very helpful. Nothing was too much for them. They should be recognised for the amazing work they do.

The amazing cooks made food fresh everyday, the menu was not extensive but that was to keep the quality of the items made to a high standard. It is home cooking taste and totally delicious and fresh. Also they are not a hotel, more homely service. Fresh paratha's can be ordered and made for you. Dinner was limited menu but again what was offered was enough for us and very freshly made (off site) and delivered and served to our room. Which i preferred. We had to re heat it in the microwave which we didn't mind.

Pictures online are accurate. Rooms in apartment are clean. Anything dusty or needing a second wipe was dealt with swiftly.
Sofa and chairs provided in living area.
We had a 2 bedroom apartment. Lots of space for luggage and relaxing. The in room dining and other facilities provided a 'your own homely space' feel. Rather than a cramped hotel room.
Both rooms had their own bathroom which was more convenient.
Beds, large doubles, enough for 2 people, super comfortable. They even provided mosquito repellent plug-ins for us.
Large dining table for your own use. Kitchen stacked with all basic items. Kettle, toaster, microwave oven. Although i noticed some utensils could be washed again properly! Large fridge for convenient use too, especially in this heat!

Plenty of fans in the apartment, enough sockets for electricity use, and AC available. We didn't use AC. Fans were adequate. Building work going on outside nearby but we couldn't hear anything inside.

Bathrooms, large and fairly clean. Shower actually has a door so everything doesn't get wet!
Although the bathrooms are where the apartment lacked 4* facilities. Doors, handles, frames, taps, all looked old and in need of replacement.

Stayed at Theory 9 Service Apartments, Khar recently, and it turned out to be a great find—especially for anyone needing easy access to the Khar area.
We came across this place on Booking.com while searching for a convenient stay, and it definitely lived up to expectations. By Mumbai standards, the property stands out for its excellent location, comfortable room sizes, and well-maintained common amenities. The setup includes a shared living room and a fully equipped kitchen with a kettle, microwave, refrigerator, and induction stove—making it ideal for both short and slightly longer stays.
A special mention to Amol, the caretaker, who does a fantastic job. He is always available, responsive, and genuinely helpful, which makes a big difference in the overall experience. The housekeeping team is also top-notch, maintaining cleanliness consistently throughout the stay.
Another important highlight is that the property feels safe and secure—even for single women travellers, which adds a lot of peace of mind.
The complimentary vegetarian breakfast served in the morning is simple yet satisfying and a good way to start the day.
Overall, a well-managed, comfortable, and reliable place to stay in Khar. Would definitely recommend it for anyone looking for a hassle-free stay in Mumbai.

Good location near the airport

Convienient for moving around. Breakfast was helpful . Bed was good. Enough space and living area was good.

The staff go over and above their call of duty to help. I felt my valuables would be safe. The employees were superb.Jayesh,Amool,Vaibhav,Sumeet,
Dipack plus the cook. Amazing view from dining area, all food was freshly cooked in front of you. Train station nearby, loads of food and shopping places and fast links into South Mumbai.

We stayed at Theory9 Khar and it was way above average appartment for the price you get in Mumbai. Good bed, seemless service, compliments from the host. And the most important: bathroom, where you can get shower without making wet floor all around. When leaving we left our luggage at the place with no problems. Our manager Amol was helpful and fast.
