Go for the location and the overall service.
Pros:

Property is in a great location right beside Burrard Sky Train station and near a lot of shops and please to eat.
The Regency Club was decent and comfortable with a nice selection of cheese and other charcuterie during meal time and with soft drinks and canned water accessible until 9pm. Breakfast food was pretty good although selection was limited.
Service was pretty good as the staff was friendly and followed up on my queries promptly.
Gym facilities looked very clean and the pool had a nice temperature.

Cons:

Front desk tried to charge us $42 per night to park when there was no car registered under our room.
The Regency Club I thought could have more selection of decent food. Also, I found that many of the dishes offered during lunchtime were all taken up and it took quite sometime to refill the new portions.
Pool is quite small and it was very busy during the day so was hard to do laps in the pool. Also, the whirlpool was very popular but because of the demand I decided not to go inside.
