Location advantage is bigger than technical disadvantage of the room.
Pros:

Location is perfect where is very close to all places by walking distance.

Cons:

Very old style bathroom and the technical condition of bathroom. Toilet is not flushed strongly where water tank is not big enough. The tube is old style for taking a shower.
