Not my favorite stay in Portland, ME
Pros:

We did not have hot water for over 24 hours. Made it really difficult to get ready for a professional conference that was also being held at the same location. No efforts were made to keep guests informed or compensate them for their troubles.

Served all our needs quite well
Pros:

Good location and walking distance to all we wanted to see and do, many lovely restaurants near by, 24/7 coffee and tea downstairs, available parking, easy in/out, washing facilities on location, nice view from our room

A hot mess!

Nothing. I only stayed there since my seminar was there.

Cons:

The first day there was no hot water and there was no communication from staff. I could not take a shower that night after driving 4 hours. The front desk said it should be on in the morning. There was no hot water. I was offered to shower in the gym. I told them that was unacceptable. Some rooms had hot water so I was offered to take a shower in that room and then return the key for the room. All the back and forth caused me to be late for the first seminar. When my co-worker checked in that morning, they never said anything about not having hot water and checked her in to a room that did not have hot water. All they offered was points and no discount off the price.

We enjoyed the our stay
Pros:

Everything was good

Cons:

It might not have been the hotel's fault, but we experienced an emergency with water supply.
Also, the swimming pool does not have steps to enter inside when a person have problems with their knees.

The hotel room was in the same place as the conference I was attending.

Cons:

We did not have hot water for over 24 hours after check-in. We were never offered any compensation or other amenities. I was still charged $75 for parking for three days. The housekeeper did not make the bed on any of the three days I was there. Barely brought clean towels - always came after 5pm when I was about to head back to the room after the conference I was attending (at the hotel) ended. Not convenient. The parking lot spaces were very tight and hard to navigate - and I do not have a large vehicle.

OK, but with problems
Pros:

In just the two days we spent at this hotel we experienced two mechanical issues: (1) The air conditioner didn't work properly when we checked in. It blew cold air and then hot air. A mechanic quickly fixed it, but it shouldn't have happened. He also said that housekeeping had not cleaned the filter (which was filthy), which caused the AC to be far noisier than it should be. Then we didn't have hot water in the bathroom sink or any water at all in the shower. We were told that a pipe had burst. This shouldn't happen in a building fairly new if it were well run.
Our room had a nice view and was pleasant, but these problems should not have occurred.
