Clean, friendly staff, great location
The hotel is located in downtown Philadelphia, very close to the subway. The rooms are spacious and include a dedicated workspace. Despite being in a central location, the area was tranquil.
Everything worked well. The only thing that did not work properly was the Wi-Fi, which worked reliably only in the lobby. I had to take some video calls in the lobby, where the connection was much better.

I would give this hotel minus 5 stars if I could. In summary, my room had fleas which I brought home with me and now I've been dealing with a fleas infestation nightmare for the past week. (I do not have pets so the fleas didn't come from an animal, my home is very clean and I live in the city). See pictures below. Below are details of what happened.
I have been traveling for work and leisure extensively for the past 20 years and I am knowledgeable about how to avoid brining unwanted pests back home with me. Hence, in 20 years I have never had any issues. Until now.
My son and I stayed at this hotel because they were hosting the players of a tournament in town. I noticed a few bites on our legs while we were there but I didn't think much of it and thought it was a mosquito in the room. Before I left the room, I looked under the bed like I always do to check if I hadn't left anything behind and noticed how absolutely filthy it was. There was so much dirt and dust and also a can of beer from some previous guests under the bed. I remember feeling disgusted but packed and left.
After getting home and unpacking that's when the nightmare started. My son and I brought a fleas infestation with us inside our bags. Every day after coming home we were getting more and more bites on our legs. At first I didn't know what those bites were and thought I had brought back bed bugs. I looked everywhere on our beds but couldn't find any indication of bed bugs. It was only after a couple of days that I finally saw 2 tiny black dots jumping on the bathroom floor that I realized that we had brought back FLEAS!!!
Over the past few days I have vacuumed my home every single day. I have washed all of our bedding 3 times with hot water and dried in high heat. I have washed all of the clothes we traveled with twice. Vacuumed our beds, our mattresses, baseboard, etc. I had to take a day off work to disinfect my entire home. I spent SO much hot water, SO much electricity, SO much soap, SO much of my time trying to get rid of these pests! I killed in 2 days 25 fleas. I have now 47 bites on my legs, my daughter has 23 and my son has dozens. We are so itchy and uncomfortable all day long, it's horrible!
It's now been a week and today I only killed 4 fleas (including one on my son's bed). The infestation is getting better but the headache that this has given me is something I don't wish on anyone. Again, in 20 years of traveling extensively I have never had any issues and I am well aware how to avoid things like these.
I ended up calling the hotel 3 days ago to speak with the general manager. Left a voice message and am still waiting to hear back. If you look at the Google ratings for this hotel you will see lots of complaints about the hotel's uncleanliness and unsanitary practices. The only reason why I stayed at this hotel was because my son and I were there for a tournament and this was the hotel hosting the players. In hindsight, I learned that even if a hotel is hosting a tournament I will never book a hotel ever again without reading the reviews. I will choose to stay somewhere else if reviews are bad.
Please avoid this hotel for your own sake and the sake of your loved ones.

Big room, big bed and everything I needed
My prepaid king room wasn't available and I was given a worse room with no compensation. Instead of resolving it on the spot, I was told to email a manager, which only added unnecessary friction. Given the outdated condition of the hotel and the level of service, this doesn't worth a $300+/night rate.
