Great location, average stay
Pros:

Location can't be beaten, so close to everything.

Cons:

Previous guest's soap left in shower, hot water pipes very noisy not just in our room but surrounding us which was loud enough to wake us during the night. The shower was either diabolically hot or cold, which was not great. Breakfast was not worth it as it lacked fresh fruit (there were 3 pieces put out when we arrived, and none were very appealing), and the options were minimal. If you didn't get in early, the food wasn't replenished, so you'd miss out. Lastly, the doors had to be slammed shut as the locks were sticky, and so other guests returning or leaving their rooms resulted in loud banging.

its a shame because I really like this hotel, its just awful unfriendly service
Cons:

staff behind the counter was very rude. I have been using this hotel on and off for many years now and the staff have been becoming increasingly more unfriendly. I think this will be my last stay at this hotel.

How is this a 3 star hotel?
Pros:

Central location, close to Esplanade pool (which was closed for maintenance ): ) Secure parking for $10.

Cons:

This is definitely not a 3 star hotel; 2 star at best! Room 105 was rough.. thin walls so you can hear everything, window looking out through dirty concrete facade, ratty furniture, blood stains on lounge chair, only a sheet on beds with 2 ratty, stained blankets in the cupboard (for 3 beds), towel rail fell off, bathroom door didn't close properly and chipped, grotty tiles in shower. First night could hear woman screaming in the street below room (a lot of dysfunctional people hanging around this location). Dad had a different room which looked a bit nicer and less street noise.
