Cleanliness
7
Mixed signals: many guests called the property very clean, but multiple reviews mention stains on bedding/towels, dirty showers/towels, unpleasant odor in a room, insects and worn pillows — overall below target.
Service
9
Consistently praised: numerous mentions of very friendly, helpful and professional staff and easy check-in, justifying a strong positive score.
Location
8
Generally positive: attractive outdoor space, good location and parking close to rooms noted; a few guests reported noise from property/street, so a neutral-to-good rating.
Room Quality
7.5
Mixed: beds frequently described as very comfortable but several guests reported dirty rooms, stains, worn/flat pillows and occasional odors — decent but inconsistent.
Amenities
8.5
Positive mentions: breakfast available, outdoor seating/atmosphere, laundry facilities (quarters) and basic conveniences — solid amenities for the price.
Value for Money
8.5
Frequently described as a good/affordable value with reasonable rates and more than expected for price — scores above target to reflect perceived value.
Food and Beverage
8
Breakfast was repeatedly noted as good or fresh with decent variety; not many detailed F&B comments beyond breakfast, so rated at target-plus modestly positive.
Overall Experience
7.5
Overall impression is positive (friendly staff, comfortable beds, pleasant outdoor space) but tempered by recurring cleanliness and noise issues, leading to a slightly below-target overall experience.
