The location is great for our stay in dunedin

Cons:

Walls were so thin, could hear everything next room were talking about. And sadly the big draw card had been the cooked buffet breakfast for the last three years we have stayed, however this trip its changed to continental only and that had not been identified at time of booking.

Cons:

Found out at check in parking is no longer free but $25 per night. Ok, but would have been good to know. Also no lunch, dinner or bar except room service. Rang reception, kitchen and concierge, no answer. Had to go to reception to order room service. We did get extra as an apology. The property has become quite dated and bathroom could do with a deep clean. The very long black hair on floor rather off putting.

Quick trip just an overnight stay so was ok. Photos and information need updating.
Pros:

The location was great and bed was extra comfortable.

Cons:

It wasn’t until after we booked we were informed the Restaurant is not operating. It doesn’t state anywhere that parking cost a massive $25 but yet you still park at your own risk. Unfortunately the booking was non-refundable which didn’t leave much of an option for us. Definitely an older building

Everything bar the noise from the adjacent bedrooms

Cons:

The walls between rooms are not soundproof nor insulated.
We had two heavy snorers in rooms 308 & 310 beside us. We were in Room 309 and were kept awake both nights by heavy snorers in the rooms on either side of us and found it quite draining.

The location and it was very clean

Cons:

The restaurant was shut, the bar was shut and you got charged $25 to park your car in there car park.. and we only found about the restaurant and bar when they message and found out about car parking when we got there. Our friends had stayed there 4 times before and said it was the first time they have ever had to pay for parking…

Good brekky and welcoming staff, good atmosphere for room
Pros:

Breakfast was good and friendly staff

Well spaced bedroom, easy and comfortable.

Cons:

Mold in bathroom around shower and bath.

Dust behind bed , pillows fell over edge of bed and when I pulled the bed out they were directly in historic dust.
