Rooms are clean and very beautifully done.
Location is slightly off from the city, but walkable. Always walk towards the right not left.
Property was very clean and the bar area was great with very nice bartenders. Location was somewhat near where we wanted to go but uber was inexpensive so it worked out great.
Having to use a parking garage its $70 per day

Heating/cooling worked well.
Having an opening window for fresh air was a big asset.
We were not out of our room until 11:30am one day, found the housekeeping staff and ask for them to service our room. They said yes, but it did not get done. Could have been a language/communication issue.
Later in the day, when we raised the no servicing of our room with Reception they arranged fresh towels - which was a big save and much appreciated.
The Concierge, Stephen was tremendous, polite, professional and very knowledgeable!
Each morning there was a very heavy smell of urine at the Hotel entry - due to the large number of Homeless outside the hotel at various times - perhaps hose down the sidewalk early each morning.
Good location snd friendly staff. The decor and the Redwood Room DJ was jumping !

Very comfortable bed with pleasant sheets. Standard room for the price. Flat-screen TV with access to YouTube and Netflix ONLY if you log in to your own account.
Parking is listed in the property description. Only upon arrival, we learned that we were supposed to specifically read into the details to see that is states "parking accessible" which meant there were parking garages around the property where you park on your own and pay. This hotel does not have parking. Would not have been that much of a big deal if the person checking us in had a better attitude and provided better customer service in explaining the situation and helping us find parking as opposed to being passive-aggressive.
The area where hotel is located is not the best. Although lively at night with restaurants and bars, it gets a bit shady in the morning. It seems that the areas that are not very safe are just a few blocks away.
We paid extra to have "city view" room, but both are windows had hand print smudges all over them and clearly had not been cleaned.
Table lamp shade had a huge crack in it.

Generally convenient location. Rather close to Tenderloin district, but generally neighborhood still felt rather safe. Room was of a comfortable size. Bed was comfortable as well.
