Staff was great and lobby looks nice when you walk in. Also enjoyed the complimentary lemon and hibiscus water.
Rooms were old, dingy, and not very clean. Carpet needs to go... our allergies were going crazy. Furniture is old and dirty as well. Shower looks like a disaster. For this quality, price should have been cheap. Instead, they are charging premium prices for a old rundown rooms.

I ordered room service which was so expensive- Small pot of coffee and toast was 45.oo and I had ordered oat milk, and was given half and half, I have a severe dairy allergy which could have sent me to the hospital, when I called to verify that I had received the right milk the employee verified it was oat milk, 2 min later I had a knock on the door with the oat milk. Not acceptable for health purposes.
There was a wedding on a night we stayed the music and dj was so loud that it was hard to stay in your room, if we had a heads up we could of planned something where we were not in our room, also we were not allowed to go use the out side earlier the day I think our cost for that day should of been discounted for our inconvenience.

I am writing to express my disappointment regarding my family’s recent stay at the Newport Beach Marriott Bayview. I take no pleasure in writing this email because I have been a loyal Marriott customer for many years. I am a Lifetime Titanium Elite member, and through my career with Major League Baseball I travel extensively, spending thousands of dollars each year with Marriott properties across the country. Marriott has long been my hotel brand of choice, which is why this experience was so disappointing.
Unfortunately, this was one of the poorest Marriott experiences I have ever had.
To begin with, the refrigerator in our room was not functioning properly. We stored food inside, only to have it spoil because the unit was broken. We reported the issue immediately, yet it took several days—and a follow-up call from me—before it was finally replaced. That simply should not happen.
The rooms themselves felt tired and outdated, and the condition of the bedding was unacceptable. There were visible stains on the sheets, which immediately raised concerns about cleanliness and quality.
I also booked two rooms for my family and was extremely disappointed with how the breakfast benefit was handled. I understand hotels have policies, but exceptional hospitality requires good judgment. As a Lifetime Titanium member who has demonstrated years of loyalty to Marriott, I expected a reasonable effort to accommodate my family. Instead, the front desk representative was unwilling to help in any meaningful way and showed little interest in finding a solution. It wasn’t simply the policy that was disappointing—it was the complete lack of customer care.
Safety became another major concern during our stay, particularly on the Fourth of July. The parking lot was filled with individuals whose behavior made many guests uncomfortable, and it was obvious that security staff were overwhelmed. There simply did not appear to be enough security personnel to maintain a safe environment. My family genuinely felt uneasy, which is the last thing any guest should experience while staying at a Marriott property.
The hallways were noticeably dirty, the food was mediocre at best, and the overall level of customer service throughout the hotel was far below the standards I have come to expect from Marriott.
One additional observation that several guests commented on was the baby doll positioned on top of the front carport. From a distance, it looked disturbingly realistic and gave the appearance of a possible crime scene. It created unnecessary concern for arriving guests and is something I would strongly encourage the hotel to remove.
Perhaps the most disappointing part of the entire stay was that this is the first Marriott property I can remember visiting where I was never once thanked for my loyalty as a Lifetime Titanium Elite member. While a simple acknowledgment may seem insignificant, it reflects the overall culture of hospitality at a property. Throughout our stay, there was little indication that guest loyalty or satisfaction was a priority.
This email is not written because I enjoy complaining. Quite the opposite. I genuinely enjoy Marriott properties and have proudly recommended them to friends, family, and colleagues for years. Unfortunately, after this experience, I can honestly say we will not be returning to the Newport Beach Marriott Bayview, nor can I recommend this hotel to others.
My hope is that you receive this feedback in the spirit in which it is intended—not simply as a complaint, but as constructive criticism from a loyal customer who believes this property has fallen well short of the standards associated with the Marriott name. I sincerely hope meaningful improvements can be made so future guests do not leave with the same level of disappointment that my family experienced.
Easy to get to !
Our room was spacious. Absolutely no view which I notice happens a lot when I use Booking.com or a third party booker. We enjoyed room service breakfast but they forgot part of the cutlery and condiments. But, the server was kind and competent.

The bathrooms next to Starbucks by the lobby are not flushing! I woke up at 7:00 am went downstairs to Starbucks to get coffee and then to use the woman bathroom and I could not make the toilet flushed so I took a small tool from my purse and press the button really hard so after putting a lot of pressure I was able to flush the toilet ! I was so embarrassed because I am a private person and didn’t want people to see it ! Then last night I check in with my boyfriend at 8:30 pm and we decided to go down to the pool and the room was freezing we turn on the heater and it took around 30 minutes to unfreeze so it ruin my night because we were trying to have a fun sexy night but it was impossible we couldn’t so I didn’t sleep the whole night freezing and unable to enjoy my boyfriend! What a nightmare that was !

This was the worst hotel experience I have ever had. We arrived around 8pm and they did not have the room type we booked so they down graded us. First thing we noticed is the room had a bad smell. The "balcony" was basically a little tiny area to walk out.. two of us could stand there but that's all the space there was. The bed was so squeaky. Even a small adjustment made a loud squeak. The air conditioner was blowing directly at the bed so we had to turn it off and the room got very stuffy. The pillows were like rocks and only body pillows on the bed. And the bed was so soft and felt bumpy. You could hear people talking in the other rooms next to us and this happened until about 1am. We were on the 9th floor on the pool side, which I specially asked not to be over the pool, and we could hear people yelling and talking up until around midnight. And there was loud muffled music coming from a bar or something until maybe 2am. There were other issues in the restaurant that I won't even get into here.
