A potentially lovely stay but the staff/admin left poor impression.

Check in was woeful. My booking could not be found until (on my own intitiative) I found the booking number on my phone, a number which was at the bottom of a very long rambling email. Even with this, check in took over 10 minutes and the somewhat irritated queue was stretched out behind me.
I was inexplicably charged an extra $1 as a separate fee, but only if I paid by credit card (other methods demanded $10) and I am really not sure why this fee was imposed. I asked for my invoice to be sent via email, It still hasn't arrived 5 days later.
Only the smaller of the two lifts was functioning when we arrived and we had to wait in a queue for a couple of cycles for people and luggage to fit, so we could get to the 6th floor

Location and affordability, comfy beds. The hotel is old but in general the upkeep is very good, a lovely building.

Cons:

Unclear information about restaurant opening hours online and on the guest in room TVs which was confusing. Coffee pods in the room but no coffee machine?

Ideal location for a city break in Melbourne
Pros:

Room was excellent overlooking the Yar and Southbank.
Hotel super close to Finders Street Railway station and the Tram network so a great location

Hotel super close to Finders Street Railway station and the Tram network so a little noisy at times but at night not too bad so didn't interupt sleep and worth it for the views

Pros:

The buffet breakfast was okay. The coffee machine was not working. The building and location were good.

Cons:

There are so many things I can mention that were below standard, for sure. But the main disappointment was that sending them a message was useless. If they were to go back and read it, they would understand what I mean.
Visiting again? Probably NOT.
