The location. Appart from that nothing.
The Manager was extremely unprofessional and rude. The staff was unhelpful and unmotivated to solve anything. The room was dirty with hygienic products and tapes found on furnitures and near the trash. Absolutely disgusting. There was blood near the toilet facilities.
Our shower was clogged and despite asking several to solve it or change our room, nothing was done and the staff was unhelpful and untrained. I cannot understand the good ratings.
There is in fact no breakfast. What they call breakfast is just a sandwich that you ha e to buy and there are just 4 or 5 so that all are sold by 9am. There is no coffee choice but just dark one offered. It is a joke for a hotel of this category.
I was there on business and the manager did not want to provide a folio of my stay despite being legally required to do so and laughed at my concerns. He let us wait 1h20 on day of checkout after we check out promising to get a business expense folio before closing himself in his office and letting us wait at lobby. In reality he just waited for us to give up and leave but I needed it for my job and now had to escalate it to booking adding a huge stress on my day of departure.
The hotel was clean, quiet at night, and recently remodeled. The staff was friendly and helpful. Kimptons with the free coffee in the mornings and free wine tastings at 5PM are always fun. The location for us was superior compared to all the super crowded Times square hotels. Only real complaint was their light breakfast offering as a Diamond member. However, their staff said they were going to expand their breakfast options.
We stayed there on a long business trip for 10 days total. We would go back.

We had an absolute dream experience at Kimpton Ashbel. Came for a very quick girls trip in the City. The location was ideal, Grand Central such a quick, easy walk! The rooms were of course small (it’s New York City) but four adult women and our bags fit just fine. The beds were incredibly comfortable and everything smelled amazing. (Kimpton, please message me with the name of the scent, I want to purchase it and have it flowing everywhere in my home! 😉) We arrived early, so our room wasn’t ready yet, but Juliet was wonderful at the front desk. Took our bags and recommended a lovely spot to sit for a quick bite and drink. Ernest took such great care of us every time we stepped into the building, even saving a glass of wine for us when we missed their lovely in the lobby wine time. 10/10 Will definitely be back!!
Very disappointing experience at Kimpton Ashburn NYC.
During our stay, the hotel experienced major infrastructure and service issues that made the room extremely uncomfortable for a family traveling with young children.
We initially had no hot water, and later the water became yellow/discolored with visible debris coming from the taps. At the same time, the room had no effective A/C or airflow, leaving the room hot and suffocating overnight.
What was most disappointing was not simply the operational issues themselves, but the complete lack of meaningful service recovery. We raised the concerns with hotel staff shortly after arrival and specifically requested assistance, but no real resolution or follow-up was provided during the stay.
Housekeeping service was also effectively missed, as the room was only serviced around 4:30 PM after we had already returned to the room with our children.
I travel frequently for both business and personal travel and was genuinely evaluating whether to shift more of my future international stays toward IHG/Kimpton. Unfortunately, this experience fell well below the level of hospitality and responsiveness I would expect from a premium hotel brand.
I understand that operational incidents can happen in any property. However, the way those incidents are handled matters enormously — and unfortunately this experience was handled very poorly.
Following the stay, IHG offered only limited compensation despite the seriousness of the issues experienced and did not respond to our follow-up communication.
Very disappointing overall.
The hotel itself is gorgeous but unfortunately during my entire stay the AC didnt work and it was 95 degrees outside which meant the rooms were roughly 80 degrees and getting warmer. The hotel staff didnt offer any remedy and claimed they couldn't do anything and this was extremely disappointing for a kimpton and not the experience you expect to have at a newer hotel.
The fact that the rooms were all saunas.
Lovely hotel that appears newly remodeled. The only issue was the AC not working and it was 92 degrees out. The staff, especially Evelyn and Melissa, we kind and tried to help as much as possible.
The hotel is really beautiful and very well located! Lots of restaurant and shops and very easy transport as it’s a couple blocks from grand central station.
Unfortunately we booked through Priceline and they charged us for a bedroom with two queens but they told the hotel we reserved a one queen bedroom so we ended up needing to buy an inflatable mattress to fit 3 people in the room. The hotel staff was amazing and did everything they could to help even though they were fully booked. They later switched us to a larger room but it wasn’t the two queen room that we had paid for. Again not the hotels fault, it was Priceline so do not ever book through them.
The AC broke in the hotel so it was very uncomfortable to sleep. They gave us all fans but it was still not ideal. I have to remark that particularly two employees; Evelyn and Melissa went above and beyond to make sure they’d do everything in their power to make the situation better and they surely did. Also the night manager was wonderful and was able to book us a room at a different hotel on the hottest night so we could have a better sleep.
Overall the hotel is gorgeous but the AC issue was surely an issue.

I understand that the hotel has undergone extensive renovations in recent times. The rooms and lobby area present well, aesthetically, and the hotel is in a good location. And the staff are very pleasant. However, that is where the good news ends.
Unfortunately, the hotel’s air-conditioning system is not operational at present. We have spent 4 nights at the hotel in sweltering conditions, unable to properly sleep, despite assurances from staff that “the engineers are working on it”. We asked for a fan, but these are not available. We are cancelling the balance of our stay.
Everyone understands that building problems arise from time to time, but it is hard to believe that in New York City an air-conditioning problem cannot be remedied in a timely manner.
The staff do their best but the fault lies with management and the owners.
I have no doubt the earlier positive reviews of the hotel are or were well founded (at the time they were posted), but that has not been our experience in May 2026.

Booked for three nights, no water day 1 and no in room AC for 48 hrs, tried to contact hotel while working on 8 separate occasions, no calls were answered. I used IHG customer service app and have documentation of the IHG rep being unable to call or reach the hotel either - and they assured me the hotel would contact me about rebooking. They did not. No water, flushable toilet or ability to shower. I went to a gym near my office before work By day 2 with temperatures in the 90s and neither IHG or the Kimpton Ashbel assisting with rebooking us at another Kimpton property. I rebooked myself, I have lost time from work and paid more than the entire cost of three nights for 1 night at a Kimpton across town. The room is on a lower floor, but there is both running water and AC it is the same class of room I booked at the Ashbel. Not a luxury suite.
This experience has been a nightmare.
Everyone should know ahead of time the risks associated with this property and the hotel chain.
Don’t say you weren’t warned.
As for the renovation, the hall on the 6th floor reeks of cigarette smoke.
Hotel elevator service is incompatible with hotel guest services and painfully slow, there are no service elevators. Hotel staff will cram in garbage and laundry with guests making the small space claustrophobic. They’re nice so at least they’re crowding you with a smile.
The lobby renovations and room renovation (beds are soft) furniture is light contemporary and minimalist. Floors are light maple. The surfaces of the nightstands stains, it’s probably water or oil marks, there are coasters in the room, so if they are new they’re not holding up well- it’s Park Ave, folks. Midtown Park Ave, but whatever… if you’re not familiar with NY, move on. Room size is standard for NYC, bathrooms are adequate, showers small but tile work is herringbone patterned marble and pretty. They continue to use quality linens and Frettee bathrobes (no slippers) and the robes are old and stained on the inside with what looked like washed blood. I used the towels, ew. (I do love Frette).
Walks are thin, really thin. So thin guests should not give out their credit card info over the phone, conversations are not private. There is an additional glass added over the window (we overlooked Park Ave) to improve building “efficiency” it helps to muffle a good amount of street noise, but buoy can still hear traffic, sirens, horns, etc.
Guest preferences as Kimpton guest rewards members were not acknowledged - my profile ask to be FAR from high traffic areas and farthest from the elevator. It was right outside my door. With thin walls, water & AC issues - this was not a pleasant experience.
If Kimpton or IHG does remedy the situation and at VERY LEAST off set the expenses incurred as a result of the issues - I will update the service aspect of the review -

No water, the airconditioning down as well, dont ever book this hotel, repeated phone calls with no permanent resolution for past 8 hrs! No responses to emails too!

Great stay at the Kimpton
Perfect location, luxurious beds, clean rooms,excellent customer service by Juliette and Melanie.
My only gripe with this hotel is that do not offer a coffee in the room. They provide coffee service in the lobby but only until 9am. Last thing I wanted to do was to get dressed to come down out of these comfortable beds to get coffee.
Other than that I would recommend this hotel and am looking to stay there again when I travel back to NY.
Newness! Location is absolutely perfect for exploring NYC- right in the heart of the biggest sites. The staff were unbelievably helpful and friendly too. Our room was so clean and the bed was really comfortable.
