Great location and good value
Pros:

Clean and convenient location.

Cons:

Breakfast was a bit boring but not bad. Coffee and cappuccino machine available all the time was great.

The bed was very comfortable and excellent, but the pet smell not so much.

Location was good. Breakfast was good. Bed was excellent.

Cons:

We don't have pets, so what we didn't like was the overwhelming pet smell when we entered our room and could smell the whole night. Maybe have a set of rooms designated only for people with pets, and also have a set of rooms designated only for people with no pets. That was the main thing that bothered us. Also, the bathroom door didn't close all the way. The floor was uneven or something.

Excellent and a good value this time of year
Pros:

Breakfast was adequate. I selected this hotel due to its proximity to a private home where I was booked to play guitar for a lady's birthday party.

1980's RCA Old TV with very limited local cable TV

No breakfast, just basic poor breads, bagels, ect.. Internet said FULL breakfast included.

No modern phone charging jacks

We had a good stay. Great location for visiting Kennebunkport!

Comfy beds, clean rooms, meh breakfast, nice pool area and decent proximity to local attractions.
Pros:

The location worked well for us do to the things we wanted to do while in the area. The pool was very clean with plenty of lounge chairs and some tables with umbrellas. There was a covered, screened in deck on the back of the breakfast area which was really nice for eating and mingling with other guests. The bed was very comfy.

Cons:

The breakfast was mediocre, at best, but it was very convenient for getting out and about early. We picked up a jug of bottled water at the local grocery store because the water and any drinks made with it had a chlorine taste. The room and lobby were both clean, but for the entire week of our stay there were a few Fruit Loops at the top of the stairs leading from our 2nd floor room to the lobby, though we often saw maids in the vicinity. Lastly, the outlets in the lamps and in the main room walls were all "loose", meaning we could not plug in our laptop or phone charger because the current was intermittent. The only outlet that wasn't too badly damaged was the outlet above the sink...
