I didn’t check the bathroom prior to booking and was disappointed shower over bath. There was no grab rail to use to step into bath (safety).

Room not ready until 2.30, not being told about problems with the lifts until I questioned why it took 20 to come down from the 8th floor. Apparently there was a sign at concierge but not noticeable. I stubbed my toes going to the bathroom- no warning strip regarding the small step.

One of the lifts and the spa was broken. The room was dirty with many marks on the walls and chips out opf the furniture. The bed mattress felt old and lumpy. The hotel was extremely average and tired

The location was excellent, right in the heart of Melbourne CBD. The room was spacious, the bed was comfortable, and the hotel provided a convenient base for exploring the city. Staff at reception were friendly when engaged, and the advance communication regarding the lift maintenance was appreciated.
The hotel feels dated and in need of refurbishment to meet 4.5-star expectations. Noise transfer between rooms and common areas significantly impacted sleep quality. The guest welcome experience was also disappointing, with little acknowledgement from the concierge desk despite multiple entries and exits during our stay. Facilities such as the gym, pool and spa were also underwhelming.
The location is perfect .
The room was old and outdated, the shower needed cleaning , the corridors were dirty and carpets need replacing. Room service food scraps were left out in the corridor for the length of our stay, this left a smell that came into our room. Two lifts were broken out of three and the wait was far too long when trying to move between floors. The spa was broken and not useable. The lounge area had chairs to relax in. Shame they were mostly broken. It’s time this is down graded to one star. This is not what customers expect for the price .

Unfortunately, this hotel was a huge disappointment and did not match the impression given when booking.
The biggest issue is the room layout. Most rooms appear to face directly into the interior of the building or overlook one another, meaning people can see straight into your room unless you keep the curtains closed. That would be inconvenient anywhere, but it’s especially frustrating because the rooms are already small, dark and quite dingy. Having to keep the curtains shut all the time makes them feel even more claustrophobic.
The property is also very tired and clearly overdue for refurbishment. There are obvious signs of wear throughout, including water damage to doors, marks on walls and furnishings, and an overall lack of maintenance. The hallways were dirty, with floors covered in grime, giving a poor first impression before even reaching the room.
One of the reasons we booked this hotel was the spa, only to discover on arrival that it was out of order. This was not disclosed on the booking website and should have been, as it influenced our decision to stay here.
The facilities overall were underwhelming. The pool area is very average and, like much of the hotel, is overlooked by surrounding rooms, leaving little sense of privacy. The gym is also extremely basic.
Overall, the hotel feels dingy, dated, poorly maintained and lacking in privacy. I would not choose to stay here again or recommend it to others
