The room was updated, clean, and very comfortable. The breakfast was good (hot items included eggs, sausage and waffles). Plenty of room for seating at breakfast too. Good location in town close to all necessary services.
The exterior of the property looks dated. Things get better once inside the property though carpets in common areas are worn.
Awful! I paid $500 for 3 nights to use the pool… but it was “closed for the season”! In addition, I woke up with bumps on the legs (resembling bedbugs)!!! The room was dirty: the carpet contained insect larvae and ants!!! After two nights, I asked to leave and to have my third night refunded ($200)! The person at the lobby said I could have it refunded but that I had to ask booking.com. I called the customer service 6 times!! Each time, a different person, and they said the same “we need the approval of the property for you to get refunded.”. On the other side the hotel said they did not receive any emails from booking.com and that they were not happy with their service, that they hung up on phone with the property… So WHY keep working with them in this case, with a scam listing showing a pool that is never opened and dirty rooms?!?!?! I always use this platform to book hotels, now I am less confident because what would have happened if I had booked one or two full weeks for example?! Apparently I would have lost my money because booking.com only wanted to give me a refund after the approval of the property (that was totally not cooperating), that does not make sense!!! Also, if you want to be viewed by the staff while taking your breakfast, this is what they do!

The price
The shower fixture was not attached properly. One of the doors to the outside would not open. The breakfast was depressingly terrible.

This place is worn out. Pool is not open. Looks like it may never be open. 1 bar of soap, take your pick sink or tub. We were planning on 2 days but bailed out after 1.
Good location relative to Arches & Canyonlands NP. Decent property with everything you need to crash for a night. Bed was comfortable. Shower was good. Temperature control in the room needed some adjusting, but eventually worked out fine.
No elevator means carrying luggage up and downstairs. Easy to do if you don't have back or knee issues. Only one set of stairs (by the main desk). No stairs near the middle entrance. Breakfast was very basic, and the eating area was small. Overflow was into the main lobby. TV didn't work (no channel guide and I only got access to 1 channel).
