Chambre double familiale vendue comme service par l'hôtel pour terminer dans un petit appartement B&B au dessus d'une réserve à bouteille de restaurant.
Demande de fonctionnement de mise en route de la climatisation avec chauffage (soudaine baisse des températures) malgré l'accueil nous avoir indiquer envoyer quelqu'un ... nous l'attendons toujours et avons fait la nuit avec des couvertures de terrasse que le veilleur de nuit nous a gentillement dépanées.
Demande le matin renouvelée pour passer une 2ème nuit plus confortable... on attend encore le chauffage, la chambre pas faite et pas nettoyée durant la journée ... bref...
Peut-etre a refaire avec suite à l'hôtel lors de notre prochain passage en couple... pour comparer avec nos différents autres hôtels déjà fait Pallazzina Veneziana, H10 Canova, Ego Boutique Marco Polo Rialto, etc...

A beautiful venetian hotel in a good location. The staff were all so friendly and helpful. My purse was stolen on the bus on arrival and staff were kind and I appreciated this.
The hotel is immaculately clean a d breakfast good. Nothing to fault at all there.

Beware and avoid: Bait and switch.

Serious misrepresentation — broken heating, off-site unit, hotel refuses responsibility.

We paid approximately USD $580/night expecting a hotel room. What we received was a small studio apartment (290 sq ft) located a full block from the hotel in a separate building — a fact that was not clearly disclosed during booking. This is a material misrepresentation.

On arrival we discovered the heating was not functioning. The room was cold throughout our stay despite repeated complaints to staff. Additionally, nobody came to clean the room today, provide fresh towels (which won’t dry in the cold, moist room temperature), etc.

When we raised both issues — the off-site location and the broken heating — with the hotel directly, we were told the apartment was a separate entity and they bore no responsibility for its condition or maintenance.

This is unacceptable. Guests booking through Booking.com under this hotel’s listing have a reasonable expectation of hotel-standard accommodation, services, and facilities — not a cold, unserviced studio a block away managed at arm’s length. Having to walk a block each time you need reception, concierge, or hotel services is not what paying a five-star nightly rate entitles you to.

I am formally requesting a partial refund to reflect: (1) the non-functional heating, (2) the failure to disclose the off-site location clearly prior to booking, and (3) the hotel’s refusal to accept any responsibility.
Future guests should be aware: read the fine print on room type very carefully. The breakfast buffet was also well below the standard implied by the price point. I would not return or recommend.

The stuff was nice , the hotel is pretty old, but beautiful , the location is good.

Cons:

I didn’t like the bed , was very low, and the blanket is very thin, not very comfortable room.
The breakfast was mediocre. You need to ask for good coffee at the breakfasts otherwise you stuck with machine bad coffee.

That was great stay and for sure Venice is my place!
Pros:

Perfect localization. Good breakfast with very good coffee. Lovely little garden to eat ourside. nice.

I think there could be coffee maschine in the room, as well as water delivered every day.
