Pros:

Walking distance to the Orion Amphitheatre. Waffle House next door!

Cons:

Room was very musty smelling and damp. Front desk staff was hard to find. Pictures online do not match the building in person. The actual building is missing its signage. I would assume they've been remodeling, but I don't know.

The room I was assigned:
-ac unit was so loud and blew intermittently (like someone blowing a balloon up all night)
-buzzing sound in room (like there was neon signs or street lights in the room)
-window treatment was so transparent the bright pool lights blasted through
-breakfast hours 5- 8 I don’t feel this is super accessible to a majority?
-the bed linens were pilled and bumpy
-the carpet felt oily?
-sink water did not taste good

It was, what it was.
Pros:

I loved the location and the kindness of the staff. I also liked that it was breakfast included.

Cons:

I didn’t like the fact that the property didn’t disclose on the website that the pool isn’t up and running yet and won’t be until after Memorial Day. I had to find a local pool and pay for the day so my family could enjoy a nice swim; which is something that’s a deal breaker for me when booking any room if it’s not available.
I also don’t like that breakfast was repetitive everyday: none of which consisted of bacon on the menu. However, the that was served was fresh. The juice machine had to be turned on by another customer, we thought it was broken.
The room could have been cleaner: the drawers were dusty and the bed frame had some type of beverage spilled on the base that was easily noticeable with a quick look over.
A lot of the towel were dingy as if the laundry isn’t being done correctly- my nephew says he had a few fresh towels that had hair on them sent up….
I had a double queen room and the bathroom was tight with the sink at the front door/ outside of the bathroom: unfortunately I don’t catch that detail when booking. It’s an inconvenience to go from one area to the next just to wash your hands after using the toilet.
