Cost cutting resulting in no room service for 3 days and outsourced breakfast very poor
Cons:

Breakfast Awful so only had it the first morning. Tea and coffee in thermos. One plate put out for guests with 6 slices of ham and cheese. Three over ripe (black)bananasNot much else. Basic cereals.

Did not get room cleaned for 3 days and no fresh towels despite putting sign out and asking reception.
Just dirty.
Gutters leaking outside window.

House hunting in the area.
Pros:

Easy access and box hill is beautiful. Heated outdoor pool. Very good food in the bar in the evening

It was very tired & dated. Paid to upgrade our room. Wonder what the standard rooms were like?? Staff not very good apart from the 2 men behind the bar in the Tithe Barn.

Lovely friendly and comfortable hotel.
Pros:

I requested a room with a balcony, however on arrival when I asked about the balcony, the receptionist said unfortunately we don’t have any balcony rooms available.
Why take my money and not let me know that when I booked, it’s such a shame as it’s a lovely hotel with very friendly staff.

A Mercure Sunday or Oyo hotel? Too many changes of hands...
Cons:

The hotel had changed hands recently from Mercure to Sunday to Oyo chains. It said on their website they charge for clean sheets and towels on you arrival, ad hoc charges for what else? Parking £10 per day or per 24 hrs? No answer from staff to my query. Its meant to be a 4 star hotel Recent reviews on trip advisor were not encouraging - photos of broken window locks and centipedes in the beds. I want my money back.

Below expectations
Pros:

The room was comfortable and spacious, clean too.
Breakfast (£12) was reasonable and offers a range of continental and English food.
Free parking for guests in public parking (normally charged)

Cons:

Housekeeping a serious issue: body wash bottle was empty, no-one at reception after 11pm to report this, tv remote on the floor under the sidetable.
no satellite TV, only terrestrial TV, unlike what is advertised
Safe was locked, again it would be the responsibility of housekeeping to ensure it's left unlocked and ready to use for the next guests.
Basic amenities provided but no bathrobe, no sippers, no facecloth. Disappointing for the price you pay and the brand.
Wifi was poor in room and public areas: strong signal but lagging data.
Staff overwhelmed at breakfast: items missing on tables (no glass), some wait to get food when displays empty.
