Cons:
Inconsistent cleanliness: stains, mould/limescale, and maintenance issues reported

Perceived poor value for money (expensive breakfast, unexpected deposit) and no lift

Categories

Cleanliness
6.5
Mixed comments: several guests praised clean, spacious rooms, but multiple reports of stains, mould/limescale, a hole in the corridor roof and bathroom/shower cleanliness issues reduced confidence.
Service
8.1
Generally strong front-of-house service: staff repeatedly described as friendly, efficient and helpful (quick check-in, attentive on-site assistance), though there was at least one lapse in follow-up communication after checkout.
Location
9
Consistently praised for proximity to Brands Hatch and good access to London; location considered a primary benefit for many guests.
Room Quality
7
Rooms often described as spacious and well laid out, but issues noted with air conditioning (broken or absent), some dated decor and occasional maintenance problems (faulty taps, basic furnishings).
Amenities
7.8
Spa and pool were popular and a highlight for several guests; gym was underwhelming to some, billiards required payment, and there is no lift — a mix of strong and weak amenity experiences.
Value for Money
6.2
Several complaints about perceived poor value (expensive breakfast, surprise deposits/charges) offset by some guests feeling the overall stay was worthwhile; value is inconsistent.
Food and Beverage
7
Food received mixed feedback: some guests enjoyed the breakfast and meal options, while others found breakfast overpriced and not exceptional.
Overall Experience
7.6
Overall stays ranged from excellent (friendly staff, comfortable rooms, good spa) to disappointing (major maintenance issues, communication lapses). The general impression is slightly above average but variable by stay.

Pros:

Location to brands hatch circuit

Cons:

Our room wasn't worth £140 for the night. There were holes in the wall that had been filled with filler without being sanded down and then painting, carpet was coming away from the floor, mould in bathroom under sink and chip marks in the bath. A slight odour in the room too.

The hotel bar also closed at 11 even when it was very busy and we weren't told when purchasing our drinks at 10.45 that it would soon be closing or we would have bought another drink at the same time.

Very enjoyable- will use again.
Pros:

It was clean, well laid out and close to where we wanted to go. The staff were friendly and helpful and I was impressed by the young lady on reception who made sure I was who I said I was before giving us a replacement door card. We had left ours in the room when we went to the bar.

Cons:

I thought the evening menu was a bit thin.

All good but won't return due the private car park.
Cons:

Car park situation. If I had known car park was run by private third party i would not have booked a room. Happy to pay parking fee and did, but have been wrongly pursued before for fines with no way to contest.

A great place to relax and unwind. Proximity to Brands Hatch amazing
Pros:

It is clean, the pool and spa were great, as was the air conditioning!

Cons:

We had to keep going back to Reception as our keycard didn’t work. No lift. Food was ok but not inspiring.

Pros:

Location

Cons:

New rooms were almost empty and devoid of character or almost any furniture. More like a prison cell.
The room was not made up when we came back at 6pm. No new amenities had been provided.
A sign said that Nespresso capsules were available at the front desk but they were not.

Poorly staffed, lack of proper room service and cleaning
Pros:

Good location

Cons:

Disappointing stay. Hotel is understaffed; a busy weekend with large race events and a wedding at the hotel, one of the bars completely shut and only 2 serving at the other bar meant long queues and waits for drinks and food.
Our room (booked for 2 nights) had several issues on arrival; rubbish from previous guest still in room (half used water bottle on side in bathroom), poorly stocked tea and coffee facilities and no tissues (clearly not restocked after previous guests), mould in bathroom and extractor fan not working, mould on bedroom wall, interconnecting room door was not locked, kettle lead wouldn’t reach any of the plug socket so had to use on the floor. TV instructions missing so hard to use.
Issues were reported to reception, but they failed to address any of them by the second night and had to make a complaint on the second evening. We were then told the interconnecting room door lock was broken, but it was ok as it couldn’t be opened from the other side, still not confidence inspiring so slept with bags in front to door. Rubbish was not moved as requested or tea a coffee restocked until we made a second complaint. We were offered another room but at 8:30pm after a long day the last thing we wanted was to have to move rooms. The reception staff did apologise, but no offer of a discount or compensation. Overall we left with the impression that the hotel is severely understaffed with rooms not being serviced and the venue not being maintained or cleaned. The debris from the Saturday night wedding was still evident late on Sunday both inside and outside the hotel, with the event room clearly visible to other guests. It actually looked like there had been a food fight in there.
Bar food expensive with £17 for a basic burger and some fries (no side dressing). Breakfast extra and well as parking so be careful if you book through Bookings.com.

Pros:

How close it was to the race track.

Cons:

I was kept up all night long by the noisy aircon machines outside room 266.
