Room had no view and was fairly small…for the price, I expected more.
We had a great stay at the Balboa Inn on the Balboa Peninsula in Newport Beach. Before booking, I saw a few reviews saying “never book here,” and honestly, I don’t understand that based on our experience. Maybe those reviews were from before some of the renovations, because our room was excellent and appeared to be recently refurbished.
While some of the hallways and common areas feel a little dated, it didn’t take away from the overall experience at all. The room itself was clean, updated, and very comfortable, with great amenities and an unbeatable proximity to the beach.
What stood out right away was the staff — warm, friendly, and welcoming from the moment we arrived. That kind of hospitality makes a big difference.(Thank you Kenny at the front desk and Daniel the valet)
The location is fantastic and the property has a unique charm. There are rooms on the front side closer to the beach and rooms in the back, where we stayed. Our back room was quieter, which we appreciated. Yes, the rooms are close together, so you may hear some neighboring doors or occasional noise, but that’s part of staying in a lively, tightly packed beach area like Newport.
What makes this place special are all the little nooks and crannies throughout the property, especially the walkway connecting the front and back sections. One of our favorite parts was walking over to the jacuzzi and relaxing there after a day at the beach. It was a great way to end the day.
Overall, a unique, welcoming, and well-located spot that we’d definitely stay at again.
Location was everything. Parked once & walked everywhere.
Had to call front desk for a room refrigerator, key cards & key card replacements wouldn’t work. Very frustrating for the price.

Balboa in our place for a relaxing beach retreat staff is very warm and friendly and the food is delicious here

Really enjoyed my stay at the Balboa Inn. The staff was very friendly and accommodating. The bed was very comfortable and the view and location can’t be beat.

First bedroom we were offered was not good, had to pay 200 dollars to “upgrade”

There was no pool
The location was great. The room was uninhabitable because of the smell of a dead rat coming up through the drain in the sink. We were moved to a room the size of a closet. No working phone or smoke alarm. The bathroom had room for one person. This review is generous. I took pictures.

The location and proximity to all. The restaurant was amazing, make survey o say hello to Marcelo. I look forward to staying soon and many more times in the future. Balboa Pier was walking distance from our the location.
