Very good location close to everything you would want. The rooms were very clean and the bed was comfortable. Breakfast was very good as well.

A great choice if you want a comfortable and centrally located vacation in Venice. There’s a dock right at the hotel. It’s clean, and the amenities leave nothing to be desired (single room). I travel a lot, but that was the best pillow I’ve ever slept on.
The staff are always friendly and attentive. They made sure I got directly information about that pillow.
The breakfast is also very extensive. To be honest, I don’t understand the Party negative reviews at all. If that’s the case, those people should go into more detail about exactly what was missing. There was a plentiful selection of bread, bin’s, and toast, coffee options, juices, egg dishes, bacon, sausage, cheese, fruit, jam, yogurt, and so on. Plenty of nicely arranged seating, on several levels, and outside when the weather is nice. Just a 3-minute walk to St. Mark’s Square. They took care of booking the water taxis. A great stay. The rooms are extremely expensive, I paid around 800 euro and infront me at the reception they sold to a walking customer 630 euro! The rooms are not seen loke in the picture and dirty!
Fab location! Quiet and discreet. The lovely touch of Prosecco in our room was great too. Hearing St Mark’s bells and seeing the tower was wonderful,

We had a big suite which was great! The property does need handrails walking up some stairs to room 320 though.
Breakfast area where the food was laid out seemed a bit tight and thankfully there was enough space to sit in another room too.
Overall the location is the best thing about this hotel, and the proximity to St Marks Square (the nearest vaporetto stop) a 5 minute stroll away. We arrived by private taxi from the airport, which was worth the extra to be escorted through the airport, straight to the water taxi and smooth journey arriving at the hotels own dock to a warm welcome. The staff appeared friendly and knowledgeable. There was an issue with our bathroom initially, but the gentleman on reception and the handyman helped us to move rooms. We booked a room with a canal view, and it was worth it. Other reviews comment upon noise from early deliveries on the canal outside, but we did not experience these problems. It felt peaceful to sit and watch the gondoliers float by, and a welcome respite from the crowds in St Marks.
Breakfast was plentiful and good quality, with cheery staff who were attentive, replenishing both hot and cold dishes as soon as quantities were running low. There was an upper and lower breakfast room and we did not have any problems with queues or finding a table.
Not enough shelves to put toiletries on in the bathroom. Odd smell of drains in the corridor outside our room, which the hotel must be aware of because there were perfumed diffusers throughout our suite, and the drain smell did not waft into our room.
I really enjoyed the fact that it’s very central, only few meters away from St Marco square, with lots of restaurants and shops around and yet very quiet. I stayed in a bedroom with single bed, the bed was actually larger than expected and it was cosy. The staff was very friendly and helpful.
