Could be so much better

Selection of food @ breakfast was good & will presented with staff friendly.
Hotel location good.

Unfortunately air conditioning was not working in room, which we were not informed about until we checked in very late and only received a message from booking.com about no air conditioning while we were eating breakfast on check out next day. The fan in room was not clean and very cheap fan.
Check in time 4pm which is quite a late check in & because we were going out to concert On the beach we didn’t check in until 23.30 which make the price for room very pricey. To be honest if there was some issues with refurbishment there should be have been some kind of discount.
Car-parking area very dark & small spaces & stairs very shabby & need upgrading. If i was a woman on my own using the parking i would find it very unsettling because of the lighting.

Had the price reflected the lacklustre decor and tired rooms it would have been fine, but not competititive when you can

Great location for beach and Brighton centre and had the option of first come first serve paying car park. The staff at the cafe and at breakfast were really lovely. The staff made the stay much better.

Cons:

The rooms are quite tired - in need of a redec. No colour or imagination in the rooms, scuffed skirting and bottom of doors chipped and broken. The beds were quite uncomfortable . No air con working when we were there so was very stuffy. The bar area was very sad looking.

It was satisfactory but I’d shop around a bit before returning

I didn’t know when booking the air conditioning was being upgraded so no A/C - so room very warm. I had a window that open a little and a fan was supplied to be fair.

We were told in advance of a shared bathroom. This was nice and clean. Tea and coffee facilities in the room
