Poor. Very expensive for what I got and I travel a lot and stay in many Hoteks as a Genius customer.

The location was near to where I wanted to go and it had a car park.

My room was not clean. The sheets did not smell clean and had marks on them. I had no TV control and had to ask for one. There were hairs on the towels and bathroom floor. When getting out of the bath the safety rail collapsed and I could have been badly injured. It was rusty and not screwed in to the wall and looked like it had been that way for some time. The toilet seat was coming off its hinges. For £165 for one night I expected better. No biscuits or water or fridge in the room either. The room was cold and there were no spare blankets in the wardrobe . I was informed that the air conditioning was not working before I arrived and I could cancel if I wanted.. but they would give me a complimentary drink which I never received.. I wish I had cancelled to be honest. It was a horrendous joint to get there and I was exhausted when I arrived and had to sleep in a dirty room. I could not get out of the car park when I left . Luckily a member of staff let me out. I did give my Registration number so I hope I do not receive a ticket. The provided shampoo and soap was difficult to get out of the containers and the way the tap was positioned in the bathroom on the basin meant water kept going all over the counter every time you turned tap on.. I could go on..

Pros:

The room was spacious and I had a nice side view of the coast. Breakfast was well presented and tasted lovely.

Cons:

Having a room with an adjoining door to the room beside me meant that naturally a lot of sound was able to get through. This meant I could hear my neighbours talking (in what was probably their regular volume, but having the rest of the surroundings so quiet made it feel very loud) at 6am as they waited for breakfast to open.

Very enjoyable
Pros:

Lovely room and location Everyone very helpful. Breakfast very good. We left our cases there for a few hours after check out. No problems at all. They apologised for no air conditioning as it was being refurbished.

Overnight family stay.
Pros:

Sea view was amazing Breakfast great.Good size room with Fridge, safe and hot/cold drinks. Bedding very nice and shower excellent as were the toiletries.

Cons:

Very hard uncomfortable pillows. Only 2 chairs on balcony when there were 3 adults. Also only cups and robes for 2 people. We asked for a 3rd chair for balcony but did not get it.

Great value for money. Would recommend for anyone wanting to save money and just use as a place to sleep.
Pros:

Staff helpful with parking. Good value for money compared to most on Brighton. Had a deep bath in our room. Breakfast was as you’d expect at a holiday in.

Cons:

No air con (I like my rooms cold) whilst being upgraded.
