The hotel is brilliantly placed right in the middle of Canterbury. The room was spacious and clean, however, the room was a bit tired with peeling wall paper and threadbare carpet. The staff were helpful and friendly. Selected a rate with breakfast included but that was just a tea or coffee and a bowl of cereal. Everything else, including croissants, cooked breakfast etc
Which felt a bit of a rip off. Decided not to pay for breakfast after we had paid already. Would recommend after some TLC

staff were good and attentive, shower baths are a bit old worldy. Wooden step at bathroom entrance could be problematic in the middle of the night. but overall not bad
the inclusive breakfast was not very exciting, croissant arrived warm but with soggy mid to bottom section
I liked the position of the hotel and the fact that despite being in the centre,it was quiet. The room was large and reasonably well equipped and staff were friendly and helpful.
The housekeeping was poor. The lighting in the bathroom dim. The magnifying mirror broken and placed so high it was useless for most women.
The sofa was stained badly. The TV was not smart and no other possible film hire.

Surprisingly limited and poor continental breakfast included apparently in the price. Poor table right by the door for said breakfast, while there were plenty of nicer tables free… you simply don’t want to complain, just have a nice pleasant experience.
The reason the Hotel gets such a low grade is that it promises to be so much more with this location and scope an appointment of the rooms. But it’s just an awkward location with very little to commend it for a revisit.
Improve the parking and improve the breakfast would help.

Excellent location! Right in the town centre. Very friendly staff. Was an hour early yet still was able to check in. Clean space and quite spacious.
Bathroom door wouldn’t lock unfortunately. Breakfast option was very limited. Although we paid for the breakfast, it was only light bites that were included (maybe it would have been nice to be specified), we did have to buy hot food.
The reception and bar staff were fantastic. The man playing the piano in the bar was good! Perfect location! Unfortunately, these were the only things that were likable about this hotel.
1. When I pulled the covers back to get into the bed, there was a dried blood stain on the duvet cover. As it was so late, i doubted housekeeping would have been available to change the offending item, so i flipped the cover over.
2. Bathroom needed some TLC, there was mould all around the bath. Additionally the toilet seat was stained. By stained, it was clean, it was very grubby looking with a brownish tinge, needs to be replaced to make the bathroom feel fresher.
3. This is not something the hotel could help but the noise levels in the in hotel room, when people retire to their rooms after a night out was exceptionally loud. You can hear every word that was said or even shouted. Gave me and my friend hostel vibes. The sound proofing around the door needs to be improved, however that said, do not believe this was any present as when the light was off in the bedroom, you could see clearly the light from the landing area.
We paid a supplement for our dog, and were pleasantly surprised to find a dog bed and feeding bowl provided.
The location was excellent and it was very good value
There was a little confusion over charging for breakfast, but it was resolved very quickly

Great location. Hotel was ok. Very friendly and helpful staff. Room had some wear and tear and needed minor repairs but was otherwise comfortable and clean. Good bed size.
Paid the additional supplement to Booking.com to include breakfast. However, the hotel then indicated that this only included a hot drink, a juice and one item from the poor/limited cold food selection. Cooked breakfast incurred an additional charge. if this was known in advance i would not have paid for the breakfast as part of the booking as it was not worth the money. As it was, we paid for the cooked breakfast and that was very disappointing too. Save your money on the breakfast, lots of places close by you can get better for the same amount.

Breakfast. I expect that when I've paid for 'Breakfast included' I would be offered hot food (as I was when I last stayed here in Nov25). Despite the room being £18 more, we were dismayed to find that only a light continental breakfast is now included. Nothing hot. All of the hot options eg cooked breakfast, eggs etc are all chargeable.
Bear in mind this is not a buffet breakfast as one gets in most hotels, it is table service. There is unlimited coffee to be fair, and some standard/basic cereals (cornflakes and rice Krispies) and seasonal fruit (apples and bananas) but everything else is table service and chargeable...
A real shame because this is otherwise a lovely hotel to stay at. Shrinkflation at its worse.
