Fantastic location but disappointing value for money
Pros:

We loved the location of Frederick House Hotel — it’s incredibly central and within easy walking distance of so many of Edinburgh’s main sights. Being just around the corner from Rose Street was a real bonus with plenty of restaurants, pubs and places to explore right on the doorstep.

Cons:

Unfortunately the room itself was a disappointment. It was very small, the bed was also quite small and the room was extremely stuffy which made it uncomfortable at times. Given the price we paid we expected a much better standard of accommodation.
The location is definitely the hotel’s biggest strength but overall we felt it was very overpriced for what we received. A great base for exploring Edinburgh but the room and value for money could certainly be improved.

Disappointing with faults we found at such an expensive hotel

Felt like we were on a building site due to the amount of building works going on outside - incredibly noisy
Lack of power sockets next to bed
Having to go off-site for breakfast
No large seating area in hotel to relax

Pros:

Rundum guter Stadtaufenthalt. sehr zentral. ich bin dankbar, dass unser Gepäck problemlos vor der Abreise zum Flughafen verstaut wurden.

Cons:

nichts hätte viel besser sein können.

Despite the minor issues , our overall experience was very positive.
Pros:

Overall, we had a very pleasant stay. The location is excellent — it takes about 10–15 minutes to walk to Edinburgh’s Old Town. The Hop-on Hop-off bus stop is only about 3 minutes away. The hotel is nice and clean, and the staff are very friendly and welcoming.

Cons:

The only downside was the mattress, which was quite hard and made it difficult to sleep comfortably.
Breakfast is served at the restaurant across the street. The food is good and we enjoyed the breakfast, but the service can be quite slow. On some mornings, we had to wait around 40 minutes for our order.

Fantastic location
Pros:

The location was fantastic, walking distance from the old town and plenty of shops and restaurants around. The breakfast was also great. The staff were very friendly.

Cons:

The mattress was too firm for my liking, didn't find it comfortable at all. Also the WiFi signal in our room was very temperamental and the TV didn't work.
