Heltäckningsmattorna behöver en uppfräschning. Badrumsfläkten dånar extremt mycket. Kuddarna var hårda och knöliga. Men jag fick en ny när jag sa till. Det var svartmögel vid badkarskranen. Frukosten var ok. Kaffet var maskin och inte så gott.

Rooms need modernisation and breakfast was a little limited. In comparison to other hotels that we have used it was quite expensive
Great hotel. Very friendly and helpful staff. Rooms large and well equipped. It’s close up Portobello beach so quite far for the city centre but very well connected by bus and train. Also very dog friendly! Would definitely recommend this hotel.
Having stayed at the hotel a few times previously, I felt that the place has gone down hill. The staff were disinterested and not at all welcoming both in the reception area and in the bar and restaurant.
The hotel appears to be being used to house what seemed to be vulnerable adults ? Potentially homeless individuals.
During our 3 day stay I was disappointed to find what seemed to be a vulnerable lady in reception with her clothes disheveled to the point that her bare bottom was on display as her trousers were ill fitting and not properly pulled up, she was hanging around inside the front reception and bar chatting to the reception staff, she appeared to be staying within the hotel. Where I understand that often hotels cater to support local authorities with homeless issues, we had paid premium prices for June to stay in the hotel and it felt a bit like a Nursing Home!! It was uncomfortable for us as paying guests and undignified for the lady involved.
The hotel seems is becoming very tired in areas which is a shame as this was previously a very good hotel.
My experience this time for us being in Edinburgh for a special occasion will see me look elsewhere to stay in future.
This was previously an affordable budget stay and what was on offer was reflected in the prices. What is being offered is no longer reflected in the prices with an expectation that people will pay for a premium stay and this is not what is being delivered unfortunately!!

Good location and great facilities.
Great spacious room.
The bar staff were not good. The second night we used the bar we only went in for a nightcap . The lady behind the bar had no idea what to do. We only ordered 4 drinks
Area, coffee, water and a gin and tonic.
She told us to sit down and she would bring them over. 15 minutes later we were still waiting as although it was quiet she had continued to serve 2 other customers instead of finishing our order. I had to go back to the bar and ask her to finish my order. She brought it over, 2 drinks were wrong we had an extra black coffee and a glass of lemonade, no gin and tonic. She then gave me the gin in a small whisky glass, no room for the tonic when I got it or ice and lemon , which I didn’t get, I did ask her for a larger glass. I spoke to her manager who showed up and said he should not have left her alone even though it was quiet as she needed training.
All the staff were really friendly and helpful except for one of the guys
One of the Nepali night porter was rude and wasn’t communicating properly. We asked for water and he said no to it and offered to drink the tap water for bathroom.
Clean, spacious rooms. Friendly and accommodating staff. Really good value for money
