The Cliff House at Pikes Peak is currently undergoing renovations and property improvements, Guests should continue to experience a clean, welcoming, and well-maintained environment throughout all public and exterior areas of the hotel despite ongoing construction activity.

Coming in we didn't know there was construction and had trouble finding valet.
Historic property taken over by Hilton and the extensive remodel is underway. Unfortunately, we were not informed of construction which is both interior and exterior, nor how it would impact our stay. Rooms were upgraded, nit by our request. Wonder if that had more to do with what rooms were not under construction. You cannot drop your bags from car to door, the driveway is being pavered. You cannot sit on the porch during the day. The porch is being painted. Found crumbs on the floor of my room and the drapes will not close properly to block light, they need to be rehung. I do not recommend staying there during construction. The wait staff at Cliff House restaurant (Matt) and the bar (Kelly) were very nice and professional. The food was very good at the restaurant.

Interesting building history.
It was under construction so we heard lots of construction noise all day long. The front drive was being repaved which made sitting outside on the front porch very noisy with concrete dust flying in the air.
The staff was a particularly positive element of our stay. Very responsive, very easy to speak with. Especial note to Phil, the Operations lead, with whom I had particilarly pleasant converdations and banter.

We arrived for 3 nights for a family special occasion. This is a historic property in a great location with a lot of charm. The staff was very friendly. Our suite room was large with a very large well lit bathroom. The bed and pillows were too soft for our preference. The main issues are with the ongoing and deferred maintenance here. The front driveway is under construction which is a loud eyesore for guests plus inconvenient for access and parking. Thankfully the friendly valet service was affordable and very helpful given the busy street/ hotel. The Interior spaces all have worn, stained carpets. Chair pads are worn and broken down. One elevator not working. However, It seems that there is some investment going on with painting the exterior and I am optimistic this special property can get to 4 stars or better once they finish the major work and then keep up with maintenance and strong guest service. I would return in the future if they improve the facilities.
My husband and I stayed here to celebrate our anniversary. This is a beautiful, historic hotel. The staff was nice and always there to answer questions we had and gave good tips for sightseeing around town. This hotel has valet parking for a reasonable fee and we were always able to get our car without a long wait. The room was spacious and clean. The hotel is undergoing some construction and renovations but that was outside from what I saw. While not the most aesthetically pleasing, I understand that it has to be done at some point and was pleased that it wasn’t noisy! There is also a great restaurant at this hotel. I recommend reservations to make sure you can eat when you want. Overall, great stay and I will definitely book again when we return.

This used to be a very nice hotel, but a change in management has reduced its quality. Prices have risen faster than inflation and many perks have been eliminated. Renovations have lowered the ambiance of the property. The long-standing breakfast buffet (included in room rates) has been eliminated, and the dinner menu is less interesting.
The staff were all very kind. The location was amazing, right in the heart of downtown Manitou.
The room was very, very small and although they did tell me (after I booked) that there was construction happening at the stay, it was hard to enjoy a relaxing time due to the construction. It should be listed prior to booking. It's a historic building, and I love that, but the room was incredibly small and the bed wasn't extremely comfortable.
We loved the design of this hotel. Everything has a different theme, and they were nice enough to upgrade us to the Buffalo Bill room where we had the pleasure of staying in a teepee theme room. The staff was extremely kind and helpful. Also the hotel is located in Manitou Springs, making it easy to walk to bars and restaurants, and it is also close to Garden of the Gods and the Incline.
