Nice area with local shops and transportation available. Not far from the hotel is a nice park and restaurants available.
The toilets were not at the top in terms of hygiene. They served breakfast and the milk available on that morning was going bad . Another client who noticed this had to inform the staff who gave us fresh milk .
The free parking and breakfast was good but the waiter made a horrible hacking noise in the serving area which put us off eating.
The location was okay. It is 20 minutes walk to the underground and straight onto the Piccadilly line for ease of getting into London centre.
The evening reception guy was really friendly and got us a hairdryer upon request.
Unfortunately it was 35 degrees outside and although the lobby area was nicely cooled, the rooms just have a ceiling fan, which doesn't do anything in cooling the room down.
We had to sleep with the windows open because of the heat and there was an alarm going off until 11.30pm at the shop opposite so it was really hard to get my daughter to sleep.
There were hairs (both long and short) on our pillow and bedsheets. This made me think the sheets weren't clean but they could have belonged to the staff who clean the room. Either way, it wasn't great.
Great budget hotel with breakfast included and parking (first come first serve). Arrived just before midnight and was greeted with someone on reception which is a rarity. Fan in the room was an unexpected bonus. Breakfast was plentiful.
Some of the furniture, fixtures are tired and need updating and rooms could do with modernising. But for budget price it is more than acceptable.

The staff was very friendly and helpful and always had a smile on their faces.
The only downside was that there wasn’t a dining area available outside breakfast hours, which would have been useful.
Staff is exceptional, one of the best English breakfast I had, bacon cooked perfect , has brown fab. Can’t fault the breakfast .
Even though the linen is clean, the hotel needs a refurb immediately.
Really helpful staff, clean, basic room selected by us was great value. Location exactly where we needed to be. Breakfast a good inclusion for the price.
Only terrestrial TV available but minor niggle.
