Lovely hotel but tram noise was a problem.
Pros:

Nice room with good size twin beds. Nice but small bathroom. Comfortable room generally. Plenty of hangers in wardrobe. Nice hot water. Easy check-in with help if needed.

Cons:

Biggest problem was noise from trams at 6am in the morning thundering passed. I know it's middle of a major city and the hotel can't do anything about it but it was annoying and, if a light sleeper, could ruin your stay. Our windows were shut but I would only stay again if had a room at the back of the hotel.

A comfortable stay near the town center and the train station
Pros:

The hotel is located very near the central train station, which is both good and bad – convenient, though the neighborhood is a little rough, and a short walk to the old town center. We chose a room on the rear (garden) side, which worked out well, as it was quiet and calm compared to the street side with trams and street traffic. Our room was very clean and comfortable, and it was a delight to have a bathtub plus shower. The staff was generally very courteous and efficient, especially in the breakfast room.

Cons:

The neighborhood around the hotel is a little dodgy, with a few inebriated people lounging and hanging around the betting parlors, though we had no issues coming and going, and once inside the hotel all was calm. Food service in the bar in the evening was intermittent: very good one night, unavailable on another.

Pros:

Hotellihuoneeseen pääsi tunteja aiemmin kuin chek in -aika oli. Lähtiessä sai käyttää matkatavarasäilytystä (luggage room). Aamiainen oli monipuolinen.

La ubicación excelente, muy cerca de la Hbf y todo el transporte.
El personal muy amable y dispuesto a ayudar
La habitación muy cómoda.
Cómo observación, le faltaría una mesita de trabajo para poder trabajar con la PC

Nada para quejarse. Quizás a alguno le pueda molestar el ruido del tranvía, pero no es mi i caso

Great Munich stay.
Pros:

Great location for the train station. Spacious room, friendly staff. I liked the option of skipping a room clean in return for a bar voucher.

Cons:

No food on Sunday evening, we’d been out all day on a trip and arrived back around 7pm ready for dinner but told the kitchen was closed. There wasn’t much option for food around the hotel and we were too tired to venture far having been out all day.

The area is a bit rough around the edges.
