Well located, decent price for the area, and nice rooms in nice grounds with parking available
Pros:

When looking for a centrally located affordable option in Monterey, this place seemed the best option. It was easy to find and pull off the main street into the underground parking, and we were able to get a space easily when checking in (parking on site was one of our 'must haves'). The hotel is quite large, but spread around the grounds a bit, so there are a few options when deciding where you want to be (street-facing or tucked back a bit). The check-in was easy, with a polite young girl on the desk, and we found our room easily. It's got that beautiful Spanish hacienda vibe, and the grounds were well kept with a fountain courtyard right outside our room.

Our room was large (a Premier Junior Suite) with a comfy living area, a little dining area, 2 lovely comfy beds and a little balcony overlooking one of the courtyards on site. It was clean and there was a fireplace that we didn't need to use, and the only thing that confused me at first was the lack of any AC. I know the central coastal/NorCal areas don't always need AC at some times in the year, but it was quite warm when we stayed (late September) and this felt like a bit lacking in a nice hotel like this. I called the desk and to their credit they arranged for a large fan to be brought up, which arrived quickly and did the job.

Location wise, it's perfect for walking to Fisherman's Wharf, and also to the surrounding downtown area, including Alvarado St where we found a good selection of places to eat and drink. Although if you have any major mobility issues, bear in mind it's a bit of a hill to get back up to Pacific St from Alvarado. All in all, I'd definitely stay here again when in Monterey, as was a pleasant experience.

Had a relaxing time near most of what there is to do around Monterey Bay.
Pros:

Location and proximity to fun things. How comfortable it was.

Convenient and cute, but in need of a refresh.
Pros:

The building and room layout are charming. The room was cozy and clean, with little patios; and the location was perfect for walking to lots of great places.

Cons:

Unfortunately, the building is really tired. Lots of rotting wood trim, stained furniture, too soft bed. Elevator was out of service.
