Cleanliness
3.5
Multiple reviews report rooms and common areas being dirty or musty (poop stains, soap scum, musty smells, not vacuumed), with several guests refusing to stay due to cleanliness—overall clearly poor cleanliness.
Service
6
Service is mixed: several guests praised friendly/helpful employees, but others report slow or unprofessional service (long check-in wait, staff hard to find, some unfriendly staff).
Location
8
Consistently noted as convenient—close to university, restaurants and nearby towns, quiet with green areas—though some guests raised safety concerns about the parking/encampment behind the building.
Room Quality
6
Room quality is uneven: some guests found rooms spacious, comfortable and well maintained, while others encountered broken fixtures (heater, shower head, toilets), stuck doors, or misleading photos.
Amenities
5.5
Amenities are limited or inconsistent: positives include ample parking, refrigerators and outdoor space, but the pool is often closed, no elevator in some buildings, and missing conveniences (no microwave) or poor maintenance.
Value for Money
9
Several reviewers explicitly call this a better value than nearby hotels—significantly less expensive while meeting basic needs—making value a strong positive for budget travelers.
Food and Beverage
6.5
Breakfast experiences vary: some guests praised a great breakfast while others called it poor; overall average for F&B is around the target rating.
Overall Experience
7.5
Overall experience is mixed but leans acceptable for budget stays: some guests had very negative experiences (left without staying), while others enjoyed clean, quiet, comfortable stays—suitable for travelers prioritizing value over luxury.

Pros:

The hotel was run down, smelled, dirty, had to look for staff to check in. Smoke alarm went off at 7:00 am. Beds marginally comfortable. The place is not maintained.

Do not stay!
Pros:

Terrible service over 30 min at the front desk to check in. Then the room was not clean and door stuck like it was pushed in. The parking lot and area were unsafe. We did not stay! Left and found another hotel with security and cleanliness to stay in. No refund given. Terrible!

Pros:

Basically a homeless hotel. Stay at your own risk, this place is not nearly as nice as the photos suggest.

Better value than nearby hotels
Pros:

Clean room, hot water, comfortable beds, good size refrigerator with separate freezer compartment. Staff friendly. Large green areas with shade to walk dog. No litter or other dog waste. Quiet location. Significantly less expensive than the other nearby hotels. Those hotels were obnoxiously priced. I have stayed at their brands before, not worth that price.

Watch out for Homeless Encampment
Pros:

Homeless encampment behind the building was an issue. People walking around in the parking lot and in and out of the woods. I parked my car into a spot right in front in the back lot and a person was smoking crack. Didn’t seem like much security getting in and out of the building and never saw a security guard. Would not recommend.

Pros:

The pool was closed. The floors looked like they had not been vacuumed in weeks. There is no elevator. The room did not have a microwave. The staff was NOT friendly. Parking in the back of the hotel was not very safe, looked like a homeless hangout. The only good part was the breakfast was great !
