Categories

Cleanliness
7.5
Many guests report rooms as clean and beds comfortable, but several reviews mention dirty rooms, an already-slept-in bed, odd shower smells and inconsistent housekeeping — mixed cleanliness overall.
Service
7.9
Staff are frequently described as friendly, helpful and responsive, though there are multiple reports of rude or absent front-desk staff and check-in issues that lower the score slightly.
Location
8.4
Consistently praised as well located — convenient to UNE, Kennebunkport and Portland and handy for sightseeing; location is a clear strength.
Room Quality
7.4
Rooms are often described as spacious with very comfortable beds and good showers, but some guests experienced downgrades to smaller/lesser rooms, TV failures and streaming/login problems.
Amenities
7.6
Breakfast selection and a heated pool are positives, but complaints include limited fitness equipment, missing outdoor pool, streaming services not implemented and some dated facilities.
Value for Money
6.9
Mixed: several guests find rooms pricey (especially in high season) and note confusing or higher desk charges; a few find comparative value vs. nearby expensive towns.
Food and Beverage
7.9
Breakfast is frequently praised for selection and quality, though some note repetitive hot options for longer stays and use of plastic serviceware in some instances.
Overall Experience
8
Overall stays are generally positive with repeat guests and many comfortable, well-run stays noted; occasional service, cleanliness or amenity issues prevent a top score.

Pros:

The size of the first room was nice but when I paid for 3 more nights they switched me to a smaller room with less quality to it, which was really not cool when I had to pay way more a night for a lesser room!

I hope my mother in law can get out of her Holiday Inn timeshare.
Pros:

I liked the location & the pool was heated.

Cons:

I didn’t like the already slept in bed I laid in, the yelling at us in our room behind closed doors in front of our son, the insulting of my intelligence by telling me incidentals doesn’t cover store charges to the room, having a dirty room, staff were rude & uninformed, asking to be checked out & told that the system does it automatically when the bill is slipped under the door (as if I’m not familiar with night audit), & the room being equipped with streaming services we couldn’t log in to because “IHG hasn’t implemented it yet & has it there as a try out.”

The front desk clerk was not nice. He was going to charge me $50 more then what I could get online, so he told me I had to do it online.
