Despite a very difficult arrival we were happy overall.
Pros:

It was clean and the breakfast was great. It is near a square with some restaurants and the entranceway is on a small canal which was pretty. It has a lift and an air conditioner. The staff were accommodating and our bags were carried to our room for us which was a blessing.

Cons:

It is a very long way from the train station and apparently the booking.com gps coordinates are incorrect meaning we walked (yes!) for an hour and 10 mins over cobblestones and bridges with steps and crowds of people, and down a million alleyways with very heavy luggage till we arrived. Yes, our mistake for not checking out a possible water access but if it is known the address is wrong in booking.com why not have that corrected??
Also, the toilet seat was broken and the air-con was terribly noisy.

Pros:

In overall I loved the place. The staff was vert friendly and helpful. Breakfast was awesome.

Cons:

Our room was a bit smelly.... I don't know if they offered us this room because we were travelling with dogs.

Nous y retournerons avec plaisir !
Pros:

L’emplacement est idéal, proche de la place saint marc tout en étant au calme.
Le personnel était disponible et très agréable.
La chambre était également très agréable, nous nous y sommes sentis bien. Nous reviendrons avec plaisir.
Le petit déjeuner est efficace et simple.

Die Lage war gut

Cons:

Das Frühstück war unterirdisch. Wenn man in einem 4 Sterne Hotel so viel Geld bezahlt erwartet man etwas anständiges. Das Rührei war Roh, die Croissants uralt, der Kaffee holzig und sonst gab es nicht viel anderes. Das Zimmer war okay. Der Rezeptionist war auch nicht sympatisch

L’emplacement est idéal, (très) proche place San Marco et à la fois au calme.
Suite très belle et confortable.

Cons:

Nous avons eu deux chambres (réservation pour 7 personnes) payées le même prix sur Booking mais clairement pas de même standing.
