It’s only 5minutes from St Marks square and quintessential Venice ❤️ Gondola’s going past your window is a big treat and there a little square with about 6 restaurants/bars just a minutes walk away which was just lovely but far enough away that the hotel is very quiet :)

The location was wonderful. The room was large and bed very comfortable
Breakfast was good
And hotel very quiet..we loved being able to open the shutters and windows and listening to the St below.
The fan was a little noisy in the bathroom when you first turned it on. The water in the shower ran a bit hot then cold.

The first room we were given in the annexe, not the main building had filthy furniture and was tatty. The second room offered was exactly the same, as was the third. The reception area of the annexe was a building site, with boxes of plumbing equipment strewn about in boxes. After the first night we were moved into the main building, which was better, but the room had a kettle and sachets of Nescafé and paper cups. Definitely not what we expected in a 4* Italian hotel.
Some staff were excellent, some were sullen and didn’t even bother to look up as we came past the reception desk.

Unfortunately, our stay was disappointing. The room had a very unusual and concerning feature: a door inside the room that could apparently be opened from the outside, while we had no key for it. A sofa had been placed in front of the door, which only made the situation feel more uncomfortable.
The shower was also problematic, as fluctuations in the cold water pressure caused sudden bursts of very hot water. In addition, even drinking water was not provided free of charge.
Overall, the room did not meet our expectations in terms of comfort and safety.
