It's a decent hotel if you're looking for a frugal place to stay within Buffalo. If we had it to do over, we would have stayed a little closer to Niagara Falls since that was the main reason we were staying here.
I could have sworn that this property was advertised as including breakfast. It didn't have breakfast and the current page on booking.com doesn't show that breakfast is offered. I could have been wrong, but breakfast is always the #1 determining factor for us when choosing a place to stay. Breakfast can get expensive when you have six mouths to feed. There is a Tim Horton's a short walk away, so that was at least an option.
The carpet in our rooms was dirty. Our youngest's feet were very dirty after only half an hour in the room. Bring sandals.
There are laundry facilities offered, but they are seriously lacking. There is one washer and dryer on the third floor and that's it. Additionally, the spin cycle on the washer was inoperative and clothes would come out dripping wet.
It was very clean and comfortable!

All was in order when I arrived the room seemed brand new and was very cool and clean as I like it. Great parking and the late night convenience store adjacent to the property was very handy. Great restaurants and coffee nearby and the Keurig machine in the lobby was a nice touch
Bathtub stopper was not working
The faucet in the tub dripped all night and I had to close the bathroom door to minimize the dripping noise. I had a 2 night stay but had to return to the lobby from the 3rd floor in the morning as my key card was deactivated after the first night. At night the phone rang for 3 minutes until the front desk picked up
The property was very clean. Easy check in. And its in a very convenient area.

Nothing at all, I got nothing but frustration
The room was awful. There was a very strong bleach smell, and the carpet was filthy and looked like it badly needed cleaning.
On top of that, I arrived after midnight with a confirmed Booking.com reservation and was told that the hotel’s system had canceled my reservation, even though I never canceled it. I had no choice but to make another reservation and pay again.
To make matters worse, the hotel later reported my original reservation as a no-show, despite the fact that I physically showed up and spoke with the front desk.
Between the condition of the room and the reservation issue, this was an extremely disappointing experience.

Llegamos sobre las 23h y elegimos este hotel porque tenía recepción 24h. La sorpresa fue al llegar, había un cartel que indicaba vuelvo en 10 minutos. Estuvimos más de media hora esperando en el lobby sin que nadie nos atendiese, llamamos por teléfono y nadie nos cogía el teléfono. Después de media hora esperando aparece una persona y se toma con la calma el check-in... un completo desastre el servicio de recepción del hotel.
