Pros:

Great place to stay in a cool town. Samantha, Jim and Brendan are friendly and helpful staff. Can't fault 'it. Extremely clean and 5 minutes from Rockport centre and train station.

Pros:

We stayed in the carriage house for two days. It was fantastic. The staff delivered timely service with no interruptions. The accommodations were perfect. Rustic charm, cozy, warm and inviting. Close to the downtown area (just a 7 minute walk). This is was just what we needed to decompress. We will be back, even from South Carolina, it was worth the trip.

A stones throw from downtown Rockport
Pros:

We booked the Dog Watch suite for a 3 night getaway. Due to traffic we arrived after 4pm. Upon arrival, it was apparent that parking can be a problem. With 5 maximum spots (perpendicular to the driveway) already occupied, I was left with choosing one of two spots parallel to the driveway. This raised some concern since other guests backing out of the five spots would have to navigate perpendicular to any car parked parallel in the driveway. Not the best situation.

The Dog Watch suite has two entries. One that is on the lower level facing the parking lot, and, one up a flight of stairs. Thankfully, the owners left the lower level sliding door unlocked so that we had easy access to move our things into the unit. The sliders open into the full kitchen. The kitchen shared space with a pull out couch that was somewhat too big for its location. The couch encroached upon the landing of the narrow stairs that led up to the second level.

The kitchen was clean and contained a full size refrigerator and smaller stove with plenty of cookware, plates, etc. However, like much of the unit, it lacked some essentials. There is very little counter space. This meant that washing and drying dishes was somewhat of a hassle since space was tight to locate the dish strainer. Additionally, the kitchen lacked a microwave for quick re-heats and ice trays for making ice. This meant that users of the unit had to access the common area kitchen for ice and use of a microwave. While this was doable, it was not ideal to have to leave the unit for ice and microwave use.

Ascending the narrow (somewhat steep) stairs adorned with artificial plants while maneuvering luggage was an adventure. The upper level contained a king size bed too big for the room and a bathroom. The bathroom, while clean, contained a large sink bowl on top of the vanity that greatly reduced storage. And, while the vanity contained some draws, it lacked space because of the plumbing layout underneath (ie. The draws were reduced in size to accommodate the plumbing). This meant that there was a definite lack of storage in the bathroom for two or more people.

The king size bed was positioned within a base that seemed too large for the mattress. The mattress was somewhat lumpy and at times not comfortable. Those booking this room should be aware of the lack of space to move around the bed. On the left side of the bed there was an inoperable cast iron radiator about eight to ten inches from the bed. This made it easy to whack a foot (which I did) getting out of bed if not paying attention. The bottom of the low bed frame also provided a pinch point that both my wife and I hit with our feet on occasion.

The Addison Choate is worth a visit. The owners are friendly and accommodating. However, it is advised to carefully read the reviews before selecting a room. Caveat Emptor.

Pleasant stay in Rockport
Pros:

Spacious, well appointed accommodation. All in good decorative order and very clean. Easy stroll to the seafront and main shopping area. Very friendly and helpful staff made for a very nice stay.

Cons:

All was very good
My only concern would be that the stairs up to the front door might be difficult for anybody who was physically impaired; though they should not be an issue for most people

Pros:

The room was wonderful, cozy and well-appointed. Very well curated and comfortable. Although I did not meet the staff directly the text exchanges were timely and thoughtful. Marshall was very polite and accommodating. 100% would recommend.

What a great stay. We stayed in the crows nest room and it was so cute! Room was very clean and thoughtfully laid out. We hope to stay again next year.

You'll get information about how to get to your room before you arrive. It can be a little confusing as the rooms are not labeled on the outside so just make sure you look at the emails.

Flawless Valentine’s Day Getaway — Marshall is the Ultimate Host​​​​​​​​​​​​​​​​
Pros:

We stayed in the Carriage House for Valentine's Day and it was an absolutely perfect experience from start to finish. Marshall is an exceptional host. He sent us a personal welcome video, which immediately set the tone for the stay. The room was spotless and waiting for us with champagne and chocolate-covered pretzels from a local chocolate shop. That thoughtful, personal touch made all the difference.

The Carriage House itself is charming, private, and beautifully appointed. Every detail was 5 stars, cleanliness, comfort, ambiance, location. Marshall clearly takes enormous pride in what he does and it shows in every aspect of the experience.

If you're to feel genuinely taken care of, look no further.

Pros:

This place was clean and well-maintained. The check in was easy-they provide the code and you just go to your room. Our room was up 2 steep flights of stairs, but a pretty view. It was clean and comfortable. There were lounging rooms in the main house that looked very comfortable. This was within easy walking distance to downtown Rockport which was a plus. I would stay here again.
They do no longer serve breakfast at this facility.

Cons:

We never met any of the staff. All communication was done by texting.
