We booked a 2 queen beds bedroom and they gave us a one king bed only.
Good location.
Beds were hard the floor was more comfortable. The sinks didn’t drain and the shower never stopped dripping.
Breakfast was amazing. The selections and options were good and unexpected. Great seating areas to be able to sit and relax. The front desk personal was very professional and polite.
The Bathrooms were clean but, the repairs the have done make it look old and out dated, The sofa in the entry room smelled very bad. I sat there once to put my shoes on and immediately got up due to the smell. The worst part to me and my son were the beds. The mattress was so uncomfortable. We woke up both mornings with our backs hurting.

Stacia worked the bar area like a pro. She was the highlight of the visit. She was amazing.
The snacks were terrible at turn down. The floor in that area was sticky the entire visit. The omelet bar was closed on Sunday morning. The photos online were outdated and there is no jacuzzi. They were conducting a remodel on our floor. It smelt like paint. Our door would not close correctly and kids ran around the hotel 24 hours a day.
I don’t write reviews like this, but after what my family has experienced, I would feel guilty if I didn’t warn other travelers.
We booked an Embassy Suites by Hilton because we expected the level of quality and reliability that comes with the Hilton name. Instead, we’ve spent our stay wondering which basic necessity would stop working next.
We are now going on day three without air conditioning. The hotel’s solution was to place a box fan in our room. When we asked to be moved, we were told the hotel was completely full, so our family of five was expected to simply live with it.
Then we lost running water.
Think about that for a moment.
No showers. No sink. No way to brush your teeth. No way to wash your hands. No reliable way to use the bathroom. These aren’t luxury amenities—they are the most basic services a hotel is expected to provide. Yet we were still expected to stay in the room as though this was a minor inconvenience.
To add to the experience, the televisions barely function. They’re so glitchy and unresponsive that they’re practically unusable, leaving our children with one less distraction while we sat in a hot room without running water.
What troubles me most is not that something broke. Mechanical failures happen. It’s the apparent willingness to continue renting rooms that cannot provide the most fundamental necessities guests are paying for. It feels as though the burden of those failures was simply shifted onto the guests.
From my perspective, my family upheld our side of the agreement—we paid for a hotel room that met the basic standards any reasonable traveler would expect. This property did not uphold its side. A room without air conditioning for days, followed by no running water, is not the product we paid for.
My wife and our three children deserved a vacation. Instead, we’ve spent it dealing with conditions that no guest should have to accept under a brand like Embassy Suites by Hilton.
If this review causes you to reconsider booking here, then it has served its purpose. There are plenty of hotels in Frisco. Based on our experience, I would choose any of them before choosing this one again.

The room smelled of smoke and there was mold growing in the shower. We reported it & was informed they would send maintenance to look at it & if it was "bad" they would change to room. Well nobody ever came to check & when I asked about switching rooms because I was concerned for my health (due to being immunocompromised) I was informed that I would need to provide proof as to how it effect me. After the initial shock of such a request I politely walked away before I said something inappropriate.
Additionally, upon checking when asked if we wanted the room serviced daily, we said yes. However, they did not come.

Convenient location for North Dallas businesses, venues, shops, facilities. Large rooms. Room cost was reasonable.
Hidden cost - parking on property costs $22 a day / night (!) - most hotels in the area offer free parking. Most days we were out of room all day, returning at 5 PM only to find room had not been serviced. Breakfast is mostly low cost carbs. Rooms are in need of refurbishment.
