Booked a last-minute stay and was really pleased. Check-in was smooth and the concierge gave thoughtful neighborhood tips. My room felt fresh and functional - compact kitchenette, crisp linens, and a bright corner window that let in morning light. The hotel has a mellow, lived-in charm and quiet common areas perfect for relaxing. Rates were surprisingly low for the location, great budget value.
My teen daughter and I stayed here for a weekend at the end of July 2025. She was attending a conference at a Times Square hotel several blocks away – we detest convention-style hotels and are so glad we made the choice to instead book at this property.
There really aren’t cheap options in Times Square in the summer and we generally stay with family just outside the city, but she had to be near the conference. 45 Times Square was on the lower end of pricing, so we had pretty low expectations. Yet it ended up being a spot to which we’ll definitely return, sort of a “budget boutique” that was cozy, perfectly located, clean, and surprisingly spacious for the price point (again, relative to other Times Square hotels, which are all outrageously priced). Front desk staff were very polite and clearly well-trained in service, and the hallways even had a fun vibe, giving a boutique feel to our stay as we popped in and out of the bustle just outside the doors.
We arrived early in the morning, parked in a nearby Broadway garage, completed pre-check-in formalities, and left our luggage at the desk. I stopped by mid-day to see if our room happened to be ready early, to no avail, but one thing to be aware of was that our room still wasn’t ready at the stated check-in time. This was problematic because I needed to change and get some things to bring my daughter for an event. I explained my tight timeframe to the front desk, and they did eventually find me a room about a half hour after check-in time. The very small lobby was packed with others waiting for their rooms as well; I might not recommend relying on getting a room at the promised time.
This was the only hiccup we encountered though. Our “standard twin” room had a very spacious layout, with the twin beds built onto platforms along the edges of the room. This left a lot of space to move around. The bathroom was a bit oddly laid out, with the shower near the door and then a short corridor leading to the toilet…but this actually created the sense of having even more space. The table and chairs combined with the presence of a refrigerator was perfect for one night when we had to grab dinner in a rush from a food cart and wanted to save our leftovers. As I think about all of our running in and out, I’m reminded that it’s worth mentioning that the elevators were prompt, which isn’t always the case at busy hotels. The beds were very comfortable, and we didn’t experience any issues with noise (although we sleep with earplugs when traveling). Everything was extremely clean, and the air conditioning worked perfectly despite the fact that it hit triple digits outside.
Overall, we feel like we stumbled on a gem. It actually convinced us that it might even be worth treating ourselves to an occasional Times Square tourist weekend in the future instead of staying with nearby family every time we visit the city.

Disrepaired elevator, room had a terrible mildew smell, shower was uncomfortable, and no amenities.

Staff lacked empathy and common decency. Also, it was almost impossible to reach this hotel by phone to discuss any issues or concerns.
This hotel is centrally located to Times Square and is easy to get to. Its a nice place, and next door to the Museum of Broadway which is a place not to be missed.
Excellent location
The property has potential but you can tell the work was shabbily completed. Where the paint was coming off around the door of the bathroom, the bathroom door was difficult to slide shut. The toilet was broken & they came to fix it only for it to break again. Only one elevator was working so the wait times were long. No I would not stay here again. But it was walking distance for everything we wanted to do.
Right down the road from Broadway which was our reason for coming to NYC. For a hotel in the middle of the city, it was reasonably priced. The staff were friendly. The room was small, but big enough for 2 people to stay comfortably. Room was fine overall, but floor was dirty and stained to the point I wasn't comfortable being barefoot. Some general housekeeping issues but nothing that warranted a complaint to be honest. Biggest issue was the elevators, they only had 1 working, and it barely worked. We had to slam the elevator doors closed multiple times before it would move. You obviously can take the stairs, but that sucks when you have a lot of luggage and are on a higher floor lol.
Staff were great, polite and accommodating. It's worth a stay if you're on a budget like us.
Liked everything but access to the bed- crammed against the window and the wall the TV is set on.

Perfect location! The staff was very helpful and friendly. The slow elevator is the only issue if I had to mention a downside, otherwise this is a great place to immerse yourself into the heart of New York!
