Excellent location, a few steps from the beach, nicely appointed rooms, with attentive service. Even though it’s on a busy street the room was quiet with excellent A/C.
My wife and I stayed at the Carroll Villa to celebrate our 3rd Wedding Anniversary, this is also where we stayed for our Honeymoon a few years ago! The location is absolutely perfect. Jackson street is filled with beautiful Victorian Architecture, and both the beach and the Washington Street Mall are a quick stroll. Our room had a glimpse of the ocean and lots of large windows for natural light. The bathroom had a very large shower and all the furnishings were up to date and the room was very clean. The front desk staff is friendly and the popular Mad Batter Restaurant is located on the 1st floor. We look forward to returning next year!
Great location. Decent room. Too busy in main areas due to restaurant. Other than the one restaurant hostess the staff at hotel and restaurant were very nice and helpful. Not your traditional b&b. No real area for guests to relax outside of room. Also if you stay there try not to stay above second floor. Lots of steps so not exactly senior friendly. Parking is not really too much of an issue unless you look to use the car a lot as parking is about 10 to 15 minute walk away. But the beach and Washington street are right there so car wasn’t important to us. One big plus was complimentary towel umbrella and chairs at the beach for hotel guests,very nice. Also different from traditional b&b,breakfast was in a public restaurant and had a 45 minute wait to be seated. Feel that hotel guests should have priority seating. Overall I would not discourage people from staying at the Carroll villa but do think people need to be aware of the things I pointed out. 3.5 stars.
Stayed here for a long weekend. Overall stay was fantastic. We were in Room 1, which is a lower-end room but had plenty of space for the two of us. We would definitely return.
Pros:
- Location! A half block from the beach and a block from the Washington Street Mall. Tons of restaurants and shopping nearby.
- Wonderful and helpful staff.
- Sitting parlor with coffee and a water dispenser.
- Lots of amenities including beach tags, chairs, and umbrellas, a breakfast voucher for Mad Batter each day, and a discount on entrees at the fantastic Cricket Club one street away. Note that typical waits at Mad Batter in the mornings were 30-45 minutes. however they give you a device that buzzes when your table is ready so you can wait in the parlor or in your room.
Cons:
- No elevator, so you have to walk up stairs to your room.
- Blinds don't do a great job covering the windows, so the room gets bright as soon as the sun rises.
- Some street noise, especially in the morning as crowds gather for Mad Batter.
- Parking is about a 6-10 minute walk from the hotel.
- No pool or outdoor sitting area if that matters to you.
Just a prefect hotel. Near the beach, shopping, arts center, restaurants. I would definitely stay again! Great for your Anniversary!
Our stay was amazing! Room was clean, check in and check out quick, our room was ready early. Perfect location and definitely a plus to have beach badges, chairs and umbrella included! Definitely a 10!
The Carroll Villa is in a perfect location - close to the beach and to the Washington St. mall. Staff is terrific - cheerful and helpful, including waitstaff in the restaurant, which is remarkable considering their huge and busy breakfast business. The hotel is well-run, so compliments to management. Our rooms were in the annex, so were clean, quiet and well-priced, but the trade-off is that they're dark and were depressing after a few nights. Another trade-off is that he hotel devotes nearly all ground-floor space to its restaurant and bar, so that it has no porch where one can relax quietly and enjoy the outdoors. Those two issues could make me hesitate to book here again, in spite of the hotel's strengths.
This was our sixth consecutive year staying at the Carroll Villa as a family and our 10th year as a couple. We cannot say enough amazing things about both the hotel and the restaurant! So much is included with our stay (beach tags, umbrella, chairs, beach towels, parking pass, $30 voucher for breakfast or lunch, 30% off dinner w/ an entree) and the staff is top notch. Incredibly kind and welcoming. We loved our trip so much this July that we are trying to squeeze in one more visit in August!
Just returned from a 3 night stay. Another great annual visit. They are very attentive to your needs and location, parking and beach amenities are exceptional. Very clean and the food (you get breakfast vouchers) is top notch.
Great stay! You’re right in the heart of the town, and you get a $30 voucher for breakfast which was amazing during our stay. You also receive umbrella and beach chairs which is another plus. I normally stay much farther away when staying in cape may, but staying here allowed me to walk to everything! (That means my steps went up, and my car never had to be used). The room was nice and quaint which was all I needed. I never had any issue with the noise level, and the service was great since they bring you back to the bed and breakfast in a golf cart after dropping your car in a designated parking lot. Great stay, would definitely recommend and come back. 10/10!
I stayed here with my adult daughter for a couple of nights in July 2026. My problem with this place is that when I came downstairs from the room to go outside, I was immediately in a crowd of people in their (ever so popular) restaurant, The Mad Hatter. There was no quiet porch for us to sit down and watch the world go by. The B & B is on one of the busiest streets in town. You are situated in the middle of the block between the ocean and the pedestrian (outdoor) mall. The room I opted for was bigger than most, but still it was tiny. The one nice thing about this place is that you can have your breakfast anytime until 2:30pm. In most places, breakfast shuts down by 10am.
The Carroll Villa provides an exceptional family hotel experience. In addition to having the premier breakfast restaurant in Cape May, The Mad Batter, it offers a number of wonderful amenities; free parking , a $30 daily breakfast voucher , free daily beach passes with chairs and umbrella and a 30% dinner entrée discount. The atmosphere is upbeat and everyone from the restaurant servers to the managers are wonderful. Rather than reciting a million accolades suffice it to say that if you are looking for a family vacation in Cape May, the Carroll Villa is the place to go. We have been going there in the summer for more years than we care to mention and it is so centrally located that we have yet to move our car. Try it once and we’re sure you’ll make it a yearly stop. We love the Carroll Villa and have been coming for many years. Perfect location for the beach, restaurants within walking distance and shopping. People are welcoming, restaurant and bar are great and entire place is very clean.

Great location! Park the car (a bit far) and walk everywhere. Nice to have the Mad Batter as part of hotel. Great bar area and enjoyed live music Fri & Sat night. Dinner was ok, breakfast was very good. Nice clean room, good sized bathroom. Very friendly staff.

We had a lovely stay at the Caroll Villa and enjoyed many delicious meals at the Mad Batter. The weather was rainy and cold but the staff were always friendly and helpful. We love the new coffee bar in the parlor set up for hotel quests.
Carroll Villa is our go to spot when staying in Cape May. It’s always clean, comfortable and charming. They are always welcoming and communication is on point. Highly recommend!
