Instead of harbor view, we were given a suite overlooking the parking lot!
Pros:

The location of the hotel & proximity to passenger ferry terminal, serenity, cleanliness, large size of the suite, comfortable bed and spotless kitchen utensils were top-notch.

Cons:

One of the major attractions of the hotel for us was the advertised view of the harbor, which we were denied. Upon booking some three weeks in advance, I specifically asked for a place with a view and put that in writing. As we were checking in, all of a sudden, the woman in the office told us that there was no place for us with a view. All we had was a view of the parking lot on the other side; not the harbor. We had specifically asked for accommodation on the higher level weeks in an advance but our suite was on the ground floor. We would not have chosen that hotel or paid that amount of money had we known all that in advance. We would have selected another hotel within a plethora of accommodation choices in that neighborhood.

All about location.
Pros:

Location, location, location! Right on the end of Falmouth Harbour looking right down to sea.
Reception staff, Stevie, so helpful and so cheerful,
The room itself was a bit dated but very clean and comfortable with parking right outside your door. The pool was a great bonus, very welcome indeed.

Cons:

Noise level outside our room next to court yard, late night bars across the street, not enough hooks to hang wet towels. Everything needs to be updated, carpet, draws in dresser had stale odor, noisy AC,
