reasonable location if you want to be near the old town
Adequate, over priced , basic room, very small bathroom, shower only, noisy if you are on the road side. no bedside electric sockets.
Be aware, if you pay in full when booking, there is a 'NO REFUND' policy, under any circumstances which is unusual for Booking.com
The location is great - 6-7 minutes walk from the train station and 3-4 minutes from public transport stops, 15-20 minutes walk to Massena Square and the promenade. Nice terrace overlooking a small park. Clean, spacious room, with a small kitchenette, has everything you need, although it overlooks the street the room is quiet and peaceful, good service and breakfast - but if there were vegetables it would be perfect. I would stay a second time.
You could consider including the change of towels and the disposal of the garbage in this price. The change of towels is 5 euros per day. The bathroom door did not close and the sink filled with water.

The location is not bad.
I rarely leave negative reviews, but this was honestly one of the worst hotel experiences I’ve had.
The room was extremely outdated and nothing like the photos shown (Some of these are AI generated or photoshopped). Simply misleading.
The bathroom design looked old, cheap, and makeshift. The toilet was placed so close to the wall/door that there was barely any leg room when sitting down, and it was dirty. The shower hose was leaking, so water sprayed everywhere.
The bed constantly slid across the floor as it had no grip underneath.
We had booked 3 nights but left after the first night because we simply couldn't stay in a place like this. For the same price, I found another place in Nice that was astronomically better in every measurable way.
We complained at reception, but nothing was resolved and there was no offer of compensation or refund.
I travel frequently and have stayed in many hotels, but this was genuinely one of the most disappointing rooms I’ve ever seen for the price charged.
In my opinion, this property does not meet the standard expected from a Booking.com listing.
I strongly recommend looking elsewhere.

-L' ottima posizione. Si trova a pochi minuti a piedi dalla stazione dei treni ed è estremamente comoda se, come nel nostro caso, si ha in programma un viaggio a tappe. Inoltre, la zona è ben servita dai mezzi di trasporto e da servizi come market, boulangerie e ristoranti.
-L'angolo cucina presente in camera è ben fornito.
-La presenza del frigorifero.
-L' aspetto che ci è piaciuto meno è l'evidente assenza di manutenzione. Va bene che i prezzi a Nizza sono abbastanza alti e probabilmente questa è stata una delle strutture più "economiche" che siamo riusciti a trovare ad aprile, ma la cifra a notte non era per nulla bassa e, a quella tariffa, non ci si aspetta di trovare una camera in cui il soffione della doccia nemmeno è attaccato alla parete e in cui ci cadono letteralmente in testa i ganci degli appendiabiti.
-Lo spazio per riporre i vestiti è veramente limitato. Alla fine, abbiamo dovuto lasciare gran parte delle cose in valigia. Dovendo stare poco non è pesato, ma se dovete fermarvi per più di qualche giorno tenetelo presente.
-I balconi sono comunicanti. Si ha l'illusione di poter avere uno spazio esterno da utilizzare, ma in realtà la privacy è pari a zero e quindi non è particolarmente piacevole.
-Nonostante la porta chiusa, entrava in camera il fumo di sigaretta proveniente dall'esterno.
-La posizione delle prese era abbastanza scomoda.
