This has become our preferred place to stay when we’re in the area.
Pros:

Staff is welcoming, rooms are immaculate and quiet, there is a complementary breakfast and location is convenient.

Cons:

No elevator- those who cannot do stairs would need to ask for a first floor room.

A friend getaway to explore.
Pros:

The breakfast was wonderful. Very filling and lots of choice. It was fresh and hot.
Beds were comfy and lots of warmth. Pillows very comfy. Liked the soap/shampoo dispensers in the bathroom. Better than bars of soap, etc.

Cons:

With your plan to go green, the flushes could be exchanged for the double flush type for water conservation and also be a bit higher seating as the low flushes for older people, or people with mobility issues are not great for get up and down.

Pros:

Location was convenient, room was lovely and spacious. Breakfast was good.

Cons:

Front desk clerk when we arrived was very friendly and helpful, but didn't seem to be very aware of what was in the area to see/do/eat. Might need a bit of training for staff to know the amenities in the area.
