Very tired rooms. Loose tap, no clothes hangers and our key card initially did not work. Not something you want to follow up after a late night, early morning flight.
The location and pricing, for a CBD hotel, make this a reasonable option. Particularly if it is wet being able to walk down Hobson st from the Intercity bus terminal at Skytower is a positive (although not much awning shelter). My room was a very reasonable size with a desk and two armchairs which is better than most. I wanted to be near viaduct area for waterfront theatre so handy for that.
Because it is a tallish building don't get excited about harbour views at all as hotel is only bottom 3 levels of the building. On level one I had a sideways view of Hobson St & balcony access meant nothing.

The staff were lovely, the pool is nice, the location was convenient and the bath was nice. Easy access to Sky City bus terminal.
The room is in need of repairs, one of the cupboard doors had fallen off and had been stood up. This was a bit of a shock when sliding the door for the first time and one fell inwards.. The pillows were a bit stiff.
Exceptionally clean and tidy.
My only concern is the temperature of the water is able to go extremely hot/boiling in the shower which would make it easy for someone to easily scald/burn yourself.
My partner arrived and when he entered the room there was a glass panel that had fallen on the deck. He then needed to move rooms however was moved to the first floor above a rubbish skip. He then asked if he could move back but the panel had to be fixed. The second room smelt of rubbish to the point that the staff member said, oh I’m sorry it does smell doesn’t it when we asked to change rooms as it was not bearable. When then finally were able to move rooms the following day however our experience was already tainted. This was supposed to be a birthday celebration which we also advised prior to our stay were also aware of.
Very nice room
Had to wait in line to be served after arriving an hour late for check in. Room was not ready, however couple ahead of me came back to Reception to report their room was a mess! Staff person must have given them my room because I got their key and got told there was a leak and we had to wait. Also we ordered a car park but were told we "might fit" into the gap left otherwise go to parking building! Air con was set on 27 degrees so some very grumpy and hot customers and only one staff member on duty. Also then we went to the pool and couldn't get in - no one said you had to go back to reception to get your key authorised - in your togs! Not going back again.
