When booking 6 rooms or more, different policies and additional supplements will apply. The property will contact the guest following their reservation. Please note extra beds and cots must be confirmed with the hotel prior to arrival, customers will be required to settle children's extra bed charges directly with the hotel.
Our car park is for residents only. Spaces are limited and must be pre-booked by calling the hotel directly.
The spaces will be reserved on a first come first served basis and will be £25 per night for overnight car parking. The space will be reserved from 14:00 on the day of arrival and until 12:00 on the day on departure.
Alternatively, Magdalen Street Car Park (EX2 4HZ) is a 2 minute walk from the hotel and charges daily from 8am and 10pm, starting from 2 hours for £4.50 to £18 for a full day. (free from 10pm each evening). This car park can be paid using the ringo app.
When travelling with a dog, please note that an extra charge of £25 for 1 dog or £40 for maximum 2 dogs, per night applies. Dogs are allowed in designated guest rooms-please notify the hotel in advance
The Breakfast inclusive rates include a Full-cooked breakfast and Dinner inclusive rates includes 2 courses from our Seasonal A’ la Carte menu and a side dish. Supplements apply to certain items. Inclusions only apply for adults.
Children’s Breakfast is not included in the advertised rates and the charges are as follows directly to the hotel: 0-4 years old – Breakfast Complimentary/5- 11 years old – Breakfast charged at 50% full price/ 12 and over breakfast charged at full adult price. Kids Dinner Menu also available.
Please note extra beds and cots must be confirmed with the hotel prior to arrival, customers will be required to settle children's extra bed charges (£30 per night) directly with the hotel.
We offer guests use of our outdoor heated pool area and small indoor hydra jet pool. Children under the age of 16 must be accompanied by a supervising adult at all times. The pool is heated to 27 degrees and whilst we make every effort to maintain this temperature, we cannot guarantee that this is consistent, due to the fact the pool remains uncovered during its opening hours.
Starting 6th January 2025 our hotels will be cashless, please use cards or digital payments for transactions.
A deposit may be required at the property.

Very poor breakfast, minimal provision , 2 small prices of bacon , one small mushroom, undercooked black pudding , no option of beans, wish I had gone to Mc Donald!
Staff were great
Being charged £25 for overnight parking; after searching hotels with parking and booking we were told to contact the hotel to reserve a space only to find an additional £25 on what was already a premium room charge.
Then when we accessed the room it was stifling hot, we tried the airconditioning and it wasn't working. So we contacted reception only to be told it was broken in all rooms and that rather than fix it they had simply taken it off the website as something they provide??? They suggested we open the window and gave us a fan... all well and good apart from the fact that the hotel overlooks a busy road with police cars rattling up and down until the early hours...

The staff were all exceptionally kind and very responsive to a solo traveller.
The grounds are very calm for a city hotel and a comfortable place to relax in.

The air conditioning in our room wasn't working and with very little ventilation the room was quite stuffy. Fans had been provided so this was clearly a known issue but not worth trying to do anything about as only staying one night.
There was also barely any wardrobe space (quite literally) in the room.

Bar staff were wonderful. Location was perfect.
We opted for a deluxe room but I was very disappointed as it was lower/ground floor level with fully glazed windows so we couldn't see outside at all - not even to tell what the weather was doing. The room also smelt of cheesy feet which was off putting! Every now and again the shower would let out a short burst of water and there's no door to the bathroom so this was quite annoying throughout the night. The overall feel of the room was therefore quite depressing. None of this made me feel good when I'd spent more to treat ourselves on a deluxe room.
