Great value for a five star hotel; mattress is four star at max

Very pleasant and would happily stay there again.
Pros:

Location was great, staff were incredibly helpful and polite. Breakfast buffet was also good. Room was comfortable.

Cons:

Just nitpicking, but you have to take an elevator to get to reception/lobby and then another elevator to get to your rooms.

Nel complesso ottimo soggiorno, pulizia e staff fanno la differenza.
Pros:

Ottima posizione, staff cordiale e disponibile al 100%. Colazione molto buona e variegata con cibo sia locale che internazionale, oltre ad alcuni piatti cotti al momento su richiesta. Pulizia impeccabile.

Cons:

Manca un servizio lavanderia (anche automatica) che in un 5 stelle ci si aspetta di trovare. Camere generalmente piccole.

Déception, ne vaut pas 5 étoiles

Nous avons aimé l'emplacement. L'hôtel est très bien situé dans les beaux quartiers de Ginza. L'accueil a été très chaleureux, le personnel à l'accueil s'est montré souriant et professionnel

Cons:

Le rapport qualité prix, quelle déception. Nous avions opté pour un 5 étoiles. Il n'a rien d'un 5 étoiles : ni le service (nous avons monté nos valises nous même), ni les prestations (nécessaires pour la salle de bains sur le palier de la reception), pas de room service, un seul restaurant et qui exige chaussures et pantalon pour les hommes pas de short baskets pour les femmes. Aucun service ni attention digne d'un 5 étoiles. Un personnel froid et distant, a peine souriant au restaurant. Nous avons été tellement mieux à l'hôtel disney et dans tous les autres hôtels de notre séjour que celui-ci est une vraie déception.

My parents and I enjoyed the stay in Ginza. It is comfortable
Pros:

It has a good view, hotel is beautiful. Rooms are clean and there is table and bench in the room. It is near ginza, very convenient, there is coffee, local supermarket, don, don donki near by, there is a Lawson below the hotel, convenient.

Staff are friendly.

Dirty room. Terrible service. Good location
Pros:

Beds and linen were comfy.
Location is great.
Food at the breakfast was also good.
Nice view from 23rd floor

Cons:

Firstly, the hotel and the room were very dirty.
Vents full of dust, rubbish under the bed, dirty carpet in the corridor.

Secondly, the worst customer service I've ever met in Asia.
- Can I please have 14.30 check-out? NO.
- Can I please have champaign glasses from the restaurant to my room for the anniversary celebration? NO
- Can I please have 1 hr extended check-out? CERTAINLY NO
I didn't meet THAT unfriendly reception staff ever in Asia. Maybe they're nice people, but hotel rules make them to reject every request?

Definitely NOT meeting any basic cleanness & service expectations, NOT matching the 8+ ranking in booking.com. And definitely NOT 4-star/Premier level as they position themselves.
