The hotel is runned down,the room was dirty and dusty,every where you look it's in a poor condition, carpets are dirty and there are holes in the curtains.
It's a sham because the location is really good.

Communication - Telephone didn't work to call the reception from the room. Lookout Rye don't answer the telephobe when called from my mobile. Open and honest about parking charges on booking. I found out about the parking charges, just before arriving. Found an ant in the bedroom. Breakfast was ok.

Het team was fantastisch. Zag wat er gedaan moest worden. Alleen de dame die er rondliep. Die was alleen bezig met haar telefoon, zag de gasten niet, zag geen werk. De gasten moesten het ontbijtbuffet verder inrichten met bestek en voedsel. Ze liep niet rond en wanneer ze naar klanten keek, kon er geen glimlach vanaf. Kortom, geen adder value voor het hotel. Het personeel dat de dag daarop werkte, kon de rommel opruimen die zij had laten liggen. Die zagen wel werk liggen. De rest was uitstekend.
Mooie plek met fantastisch uitzicht, op loopafstand van alles in Rye. De kamers zijn heel mooi ingericht en zeer schoon. Vriendelijk behulpzaam personeel en goed ontbijt.

The property was brilliant and the manager was a lovely guy who served a good happy hour . Breakfast was one of best breakfasts I have had at a hotel and the service was great . Our only negative was the en suite in number one was not of the quality we expected for the price of the room . It was very dated and the taps were loose and dripped and the shower unit was also loose badly needs a bit of tlc . But overall it was an enjoyable stay .

Loved everything. Staff were excellent. Location is perfect. Accommodation really quaint and well appointed.
The cost was overall value for money. staff were helpful and friendly.
Breakfast was the only meal available at this hotel and was adequate.
To park at the hotel was a faff, you need to set up an account with a car parking company. Also if your staying for more than 1 night you need log into account each day to update your parking. It does however, allow you to pay for parking should you go out site seeing as the car park company operates various street parking.
The staff were very friendly, but it did feel at times more staff was needed and would have provided a better experience for guest.
In the hotel important places were clean ie: bathroom and bed, but the hotel and furnishings in places looked tired and in need of a refurb. The outside also looks somewhat in need of attention. Hopefully a refurb will take place soon as this hotel is in a very good spot in Rye.
The sister hotel appears more modern and serves evening meals.
Well situated in centre of Rye , minutes from anywhere .
