Always friendly staff. Clean rooms with good facilities. Great TV to watch the England game at 1am 😂. Great location for Oulton Broads, Lowestoft & Southwold. Good breakfast.
Can be some vehicle movement noise for outside cottage rooms due to gravel car park. Breakfast can be busy and expect a wait for hot food.
Good breakfast, located adjacent to the transport museum in a very quiet area. Good outdoor area to relax in.
Staff always pleasant. Plenty of parking. The disabled room was well thought out and plenty large enough for our needs....functional and comfortable, if a little plain. Special thanks to all the staff.
Genuinely, we can't think of anything other than the slightly Spartan room but that's just picky!
Great hotel with lodges which were perfect as I was staying with my Mum and she struggles with stairs now. Food in the restaurant was excellent

What a find Excellent price point and worth every penny. We had an amazing room very modern with fantastic shower and quality bed. All amenities were excellent. The staff can't do enough for you. Accommodated all our needs and went above and beyond. Breakfast staff first class nothing too much trouble and the breakfast was substantial, loads of choice, quality food - amazing. We stayed 4 nights 27th June to 1st July. Will definitely recommend and we will stay again.
One point and it's minor, we went to the beach every day, the room was made up but not hoovered could have done with due to the sand.
Breakfast was good as was the evening meal. Staff were excellent and even arranged taxis for us.
The room was very acceptable but the bathroom was on the small side. There was no aircon. (Can you fix the loo seat please ; stop it from moving about)

The staff were super and the hotel is in a nice location. Room was large and bed was comfortable, nice bar, restaurant food was good and service excellent.
As mentioned the room was large and, given the amount of space, I would have preferred for the bathroom to have a separate bath and walk in shower.
It is in a quiet area on the edge of the town. Nice big garden and places to sit outside. My room was really spacious and there was a fabulous jacuzzi in my bathtub.
Only two of the three windows opened but that was my only remotely negative comment about the lovely room.
Excellent location, great food, fantastic breakfast. Fans in room recently put in. Great as needed for the recent hot weather. Great for people with limited mobility.
The staff were exceptionally good, very friendly and very efficient. The food both at breakfast and for our evening meals was excellent. The location for sightseeing in the area was good too. The hotel gardens were well kept and the car park was very large and secure.
We chose the hottest weekend ever in the UK for our stay and the night time heat was unbearable. A fan was provided but there was no air conditioning in the bedroom which 95% of the year probably isn't a problem. The pillows provided were comfortable but again in extremely hot conditions the materials they've been made with can make a difference.
Friendly staff, good breakfast. We also had dinner which was good. Quiet small room, which had that you needed.
The staff we all great, the places is done to a really good standard, the food was lovely, and the room was spacious and comfortable.
The room was very hot - granted it was a heatwave - but there was no fan available, although other parts of the hotel had aircon. Also, the room I had, 26, while newly refurbished and shiny, was the first from all the facilities and everyone walking past could easily be heard, hard floors, etc. also, the wooden slatted blinds were close to useless. Lights outside the room in the soffit were on during the night and the sun came blaring in unimpeded.
