Well located to get to most places in Dublin RDS walking distance the rest by car or public transport.
Restaurant and bar food was nice.

Cons:

Rooms don't have a refrigerator even when you stay for 5 nights. Ridiculous especially with the prices you are paying.
Bathroom had spiders. The window frames had cobwebs. You couldn't open the windows for air completely only ajar which wasn't sufficient during 20 degrees in Dublin. There is no air conditioning in the rooms.
Beds had no sheets to cover you it was either a duvet or nothing.
Executive suits only had coffee machines n fridges which is ridiculous as you can't up grade because there are 2 adults and 1 child.
Parking you have to pay additional charges per day even though it is under the building. This should be free for hotel customers use especially if you are there longer than 2 days or just staying there.
Water, tea, milk were left in the rooms daily in scarcity. 2 waters for 3 people etc.

Traffic is Dublin is bad so add extra time if you are planning to get a taxi or drive into the city!

Disappointment.
Pros:

Lovely looking hotel with a nice room and a large bathroom. The hotel's location was perfect, close to the park where the event we attended took place.

Cons:

The hotel reception was uninviting, quite dirty, and the glass table right by the entrance seemed to have not been cleaned in a long time. The lack of air conditioning in the room was a huge inconvenience. With 25 degrees Celsius outside and a window that opened only a tiny crack, the night was unbearable. When leaving the room, we noticed a fan in the wardrobe, but I'm not sure it would have made much difference. As a family of four in a single family room, we had no air to breathe at night and barely slept. Furthermore, there was noise early in the morning. I'm not sure if it was the cleaning crew or guests, but the slamming of doors from 7 a.m. was unpleasant and woke us all up. However, the worst thing about this hotel was the breakfast. It's not cheap, and most of the food was cold. If you're hoping for a proper Irish breakfast to get you going, you'll be very disappointed that there were no fried eggs. Instead, we got watery scrambled eggs that were probably powder mixed with water, because they were simply disgusting! The worst breakfast we've ever experienced in any Irish hotel we've stayed in. At 370 euros per night, we expected at least a decent meal, but what a disappointment! Finally, I'll just mention the underground parking. Unless you have the smallest car in the world, be extremely careful when entering the parking lot, as there's probably only enough room on the corners for a trolley full of dirty linen (as evidenced by the marks on the walls and few cars in the underground parking garage being scratched). When parking our SUV, we had huge problems turning out and getting into the parking space.

Overall we were happy with the hotel, location and value for money and would consider staying again
Pros:

The hotel was in a good location in Ballsbridge. It is approximately a 10 minute walk to the US Embassy, which was the purpose of the visit. The room was quiet, clean and comfortable, although the decor seemed a bit tired. That wasn't a big deal, just something we noticed. The breakfast was lovely and was what we expected but perhaps a few more selections of fresh fruit on the breakfast bar would be nice. The restaurant staff were very friendly and we were able to get "to-go" cups and bring some coffee with us, which was nice. The staff at reception were very friendly and helpful and we were able to leave our bags there after checkout and collected them after our appointment at the Embassy.

Cons:

I was disappointed to see that there were no environmental controls in the room so we found it a bit warm and stuffy. However, we were able to open the window and there was a fan in the room, which we used. Another minor dislike was the water in the shower constantly went from hot to cold, so it was hard to get the temperature right.
