NOT a 5 stars. 3 stars in need of renovation
Pros:

So let me start by saying the most important, this is NOT a 5 star hotel.
The building is beautiful, historical, and well located right by the sea side (although city center with restaurants and bars is 25/30min walk), but this is a nice 3 stars hotel in great need of renovation.
Room was big.
Swimming pool (although too small to swim) is nice and enjoyable.
The staff was all very nice and helpful. Doing their best to make this place nice. They helped improved the overall perception, hats off to them.

Cons:

It is NOT 5 stars.

Everywhere you look needs renovation. Carpet so stained in the corridors you can't tell the colour. A broken window in the 2nd floor lobby. In the room...the bed head and everything else covered with fabric was stained, with dodgy white spots around the bed area. Hairs on the mattress cover. We mentioned it straight away to reception they were nice about it, but best thing they could do was change the sheets and mattress cover.
Room smelling when you come back after a couple of hours. Shower leaks everywhere and stinks in the morning.

No services.

The restaurant was a joke. 14€ for the worst, whitest, blandest sandwich of my life, worst than what you would expect to buy in a gas station. A beer is 12€.

The gym was shocking (stank of mold, weights where sand filled and leaking, old machines).

Parking is extra charge. Breakfast is extra charge.

No coffee machine in the room.

By advertising 5 stars you put expectations and standards high up, and reality can only disappoint.

Pros:

Het gebouw; Koninklijke allure.
We kregen zelfs een upgrade naar kamer met zeezicht. En een voucher voor wat te drinken op het dakterras.

Cons:

De brutale meeuwen op het terras bij het ontbijt. Maar daar kunnen ze natuurlijk niet veel aan doen. 😅

Lovely 3 night stay as a family. The gym was lacking and disappointing. Great rooms, we slept so well!
Pros:

Our suite was lovely and a great size, very comfortable and excellent pillows!
The pool and roof top area was really nice and we used them a lot!

Cons:

The gym was very disappointing with meet limited equipment for a hotel of that quality. The lunchtime food in the rooftop bar was terrible, the sandwiches especially

Overall, we had a very pleasant stay and would recommend this hotel for the location, views, and pool experience.
Pros:

The rooftop swimming pool was amazing, especially during hot weather, and the drinks were great. The bar is located right next to the pool, which is very convenient, and the staff were very friendly. Parking was available, and the location is beautiful with a stunning sea view. The room and bathroom were large and comfortable. The hotel restaurant also served good food.

Cons:

Negatives: The hotel feels quite dated. There is an extra charge for breakfast, and overall the prices in the hotel are very high.

Bel palazzo storico, sul mare, vicino alla Terrazza Mascagni

La mia stanza, al quarto piano, era praticamente ricavata dal sottotetto, finestrella piccola, aria non dico fatiscente ma sicuramente bisognosa di attenzione. Acqua stagnante nel lavandino

Agréable mais dessous de nos attentes par l’hôtel.
Pros:

Restaurant avec la vue et ses repas (notez que le restaurant est géré indépendamment de l’hôtel) , la terrasse avec sa piscine , propreté des chambres .

Cons:

Hôtel est en manque de rénovation qui impacte fortement sa potentielle. Les prestations ne sont pas au niveau d’une hôtel 5 étoiles. Spa il est pas un vrai spa avec le jacuzzi chaud.
