Breakfast excellent,staff most very good,our room could just do with a little love giving to it,bit too much lived in,as you already know location is dead on,please don’t take this as a bad thing ,just a bit of positive feedback
As above could do with a bit of a spring clean,majority of staff were real good ,to be honest some going above and beyond,

Booked and paid for 2 nights - stayed 1 then booked into another hotel.
Miserable Manager/Front of House NOT welcoming in the slightest - never saw a smile.
Normal requests seemed a bother i.e. milk for hot drinks in room.
Room dirty, cobwebs. Toilet raised up on a step which is totally dangerous.
Breakfast - nice choice, looked ok, tasted ok UNTIL partner found hairs in his food which put us all off - that was the last straw.
Room looked very tired and in need of revamp, sash window rotten in bottom righthand corner, loo and bathroom looked very neglected. Had a restaurant meal in the evening but nowhere near as good as two years ago when we were last here. The whole place seemed to run on a shoestring, but the limited number of staff were superb and worked their socks off.

We really enjoyed the food served to us and the accommodation is in a fantastic position.
The room could have been cleaner. Lots of dust and fluff at the back of the bed and the room was very tired.
One staff member was very impatient and snappy with us. We felt we were a nuisance to this staff member. Another staff member treated us very well.

The mattress was dirty and very old, iron pocket springs, I slept on the sofa instead, I get the hotel is a old building but putting a clean sheet over a dirty mattress isn’t going to make it into a clean bed,,spend a little time bringing some comfort to the rooms, I urge the manager or owner to sleep in the bed, if you can’t or won’t then why should guests,

Tired. In need of ‘maintenance’ type repairs (eg rotting window frames).
Listed building status means that such repairs are understandably not quick fixes.

Unprofessional & completely uninterested staff at check-in. We felt as though we were an inconvenience.
Upon asking about the lack of hot water for a shower, we were told to let it run & it will eventually come through & a facetious comment about it being a 16th century building & it takes a little time!.....wasn't aware that they made combi-boilers in the 16th century.....😏
