So close you could flick holy water at the basilica.
Pros:

The location was perfect and the staff very helpful.

Cons:

The room was small, but given the age of the building this is more of an observation than a complaint. Soundproofing was not the best.

Pros:

サン・フランシスコ聖堂に近いので、何度も出たり入ったりして朝夕の景色の変化を楽しむことができた。出発の朝のスタッフが親切で混む時間にタクシーを呼んでくれた。

Pros:

La posizione ottima, il personale simpatico e sempre disponibile. Anche i prezzi sono accessibili. Ottimo il frigo bar all'ingresso, a dispozione degli ospiti h24.

Cons:

Per chi ha difficoltà a deambulare deve tener conto che dovrà affrontare numerosi scalini, già all'ingresso. La colazione ottima e abbondante non sempre è compresa nel costo della camera.

Excellent Location but Extremely Cramped Rooms
Pros:

The location is excellent, very close to the Basilica of Saint Francis of Assisi and other important basilicas, making it very convenient for sightseeing and pilgrimage visits.

The double bed was perfect — very comfortable with soft pillows that made sleeping pleasant after long days of walking around Assisi. Toiletries were replenished daily, which was appreciated.

Breakfast offered a good selection of continental items, and the coffee machine served very good coffee. The bathroom also had a bidet, which was a nice added feature.

Cons:

The room is extremely small, with a tiny open wardrobe and a very cramped bathroom. The shower is so squeezed into the toilet area that water floods the toilet floor easily. There is barely enough space to move properly while showering — you can hardly raise your arms to wash comfortably without hitting the wall or shower curtain. Noise insulation is also very poor. You can clearly hear footsteps from the rooms above and opposite, as well as doors constantly slamming. It feels like too many rooms have been squeezed into one building purely to maximise occupancy. The dark paint colours on the walls make the room feel even smaller and more claustrophobic. In addition, the lady assisting at reception and during breakfast spoke no English, which made communication difficult for non-Italian speakers and was not very helpful for international guests. We were also charged €9 each for city tax, despite Booking.com stating that the charge should only be €6 each.

Bon emplacement mais chambre et sanitaires justes.

L’emplacement était très bien , grande gentillesse de la personne qui accueillait

Cons:

La chambre est petite avec une fenêtre placée en hauteur ce qui donne une impression d’être enfermé. La salle de bain est très petite aussi . Accès par deux étages sans ascenseur
