Definitely a three star hotel
Pros:

Breakfast was good. Location was good

Cons:

Lack of service in what was the garden lounge. Had to go to front desk to order. We went to local market and picked up our own beverages and took it outside to the garden lounge and served ourselves

Lovely and Intimate in Rome!
Pros:

A lovely intimate hotel so close to the venues and restaurants we were interested in. The staff was fantastic about communicating and responding personally to any questions I had prior to arriving. The staff in the breakfast room was wonderful. Lori went above and beyond to make sure I had everything we needed. She and Christina kept everything clean and replenished. They deserve to be compensated well. We met a lovely couple from England and we spent a lovely morning with them in the hotel’s pretty courtyard. Was sad to leave
If we return we will definitely stay there again!!

Cons:

We checked out immediately upon being let into our room and found alternative accomodations. We are still fighting with Booking to get our money back despite evidence because the hotel is insisting we stayed. Dust, dirt, menstrual blood in the bed, and a dead bug. Do not stay here and do not trust the reviews.

We had a wonderful experience at this hotel.
Pros:

The breakfast was really good. The staff was most helpful. The air conditioner worked great and the room was always so clean. The property has a bar and a beautiful little garden to sit in. I highly recommend this hotel. The staff was always wonderful about calling for a taxi. There are many restaurants and stores in the area. It is within walking distance of the trevi fountain and very centrally located.

Comfort and proximity made for an excellent three day Roman experience.
Pros:

The location - close to Spanish Steps and other significant sites. We were welcomed warmly and treated respectfully throughout our stay. The room although small was very comfortable and clean. The daily breakfast was plentiful and appreciated.

Nice, intimate feeling hotel that’s convenient to most sites.
Pros:

Good location, helpful staff, good breakfast. Nice, comfortable room. I’d recommend Hotel Modigliani. They have an elevator and AC.

Cons:

Not much. If I had to critique, small shower with no place to set bath items like shampoo, etc. Also there’s limited space for luggage, but we found this to be the case in other places we stayed in Italy, too.
